Kitchen Renovation in Westminster: What You Need to Know

Most Westminster kitchens we refurbish involve more than cosmetic changes. Structural openings to connect kitchen and reception rooms require steel beams designed by our chartered engineers, new electrical circuits rated for induction hobs and steam ovens, upgraded extraction for Part F compliance, and stone worktop templating. We manage all of it as a single coordinated programme — typically 4–8 weeks on site. Cabinetry is manufactured in our own joinery workshop; appliances from Miele, Gaggenau, Wolf, and Sub-Zero.

Political heart of London with residential pockets around Smith Square, Lord North Street, and Vincent Square. Westminster conservation area with significant listed buildings. Open-plan kitchen-dining layouts are popular in Westminster, often involving structural alterations to remove load-bearing walls. We coordinate structural engineering, building regulations, and Westminster planning requirements to deliver seamless results.

Our bespoke kitchen designs for Westminster homes balance period character with modern functionality — integrating premium appliances, underfloor heating, and intelligent storage within layouts that respect original proportions and architectural features.

In SW1 the kitchen is where a Georgian building meets modern life most directly. The residential heart of Westminster is its Georgian enclave — Smith Square and Lord North Street rank among the most intact Georgian streets in London, their houses restored with authentic brick and joinery — while the bigger homes and mansion flats of Great Peter Street and Vincent Square broaden the range. A kitchen project here is judged less as a room and more as an intervention in a building of consequence.

The working order is settled local practice: consents lead. Much of the stock carries a listing and much of it is leasehold — the Georgian and Crown Estate inheritance — so council planning, listed-building consent and occasionally the Crown itself all take an interest in what looks like a single room, and the checks on external change, protected fabric and leasehold works come before any layout is committed.

In the blocks, management rules and neighbours shape the programme as much as the design does. Where a household wants more space than the existing plan allows, the London-wide extension arithmetic — £2,200–£3,500 per added square metre and a kitchen allowance of £5,000–£30,000, build rate excluding VAT — is weighed against SW1's planning realities before it is weighed against the budget.

What a Kitchen Renovation Involves

In a London period property, the kitchen is rarely just cabinetry. Getting the room right usually means opening up a wall, rerouting drainage or power, and rethinking how cooking, eating and family life share one space — which is why we design, engineer and build the whole room under a single contract rather than fitting units into someone else’s shell. The layout comes first, chosen around how your household actually uses the room.

  • L-shaped — two adjoining runs that free the rest of the room for dining; the natural fit for side-return extensions
  • Island — prep, storage and seating around a central block; needs generous width but anchors an open-plan floor
  • Galley — parallel runs that wring maximum worktop and storage from narrow terraces and apartments
  • U-shaped — worktop on three sides for dedicated kitchen rooms where storage matters more than seating
  • Open-plan — kitchen, dining and living combined, typically after a structural opening or rear extension

How We Run Your Project

Every decision is settled on screen before it costs money on site.

  1. Brief & survey — we measure the room, trace the services and learn how you cook before proposing anything.
  2. Design & visualisation — layout options and photorealistic 3D renders, refined until the room is right; changes here are free.
  3. Fixed-price contract — one agreed figure covering building work, cabinetry, worktops, appliances and finishes together.
  4. Strip-out & structural — demolition, any steelwork, and first-fix plumbing, gas and electrics run to the designed positions.
  5. Installation — cabinetry fitted by kitchen specialists, worktops templated and set, appliances commissioned, tiling and flooring completed.
  6. Snagging & handover — a detailed inspection, warranty documents and a 12-month defects guarantee.

Most kitchens take 4–8 weeks on site depending on how much structural and services work sits behind the cabinetry. Read the full kitchen renovation guide for layouts, worktop materials and specification tiers in detail.

Compliance is built into the programme rather than bolted on. New circuits in a kitchen are notifiable electrical work under Part P, extraction and ventilation must meet Building Regulations, and structural openings need building control approval of the engineering. If you live in a flat, altering services or removing walls usually needs your freeholder’s consent before work starts. For the consent rules in your borough, see our planning guide library.

Why Hampstead Renovations

A kitchen studio designs but leaves you to find a builder; a builder fits but leaves you to find a designer. We close that gap. Design and any structural engineering come from one office — including our in-house RIBA Chartered Architects when the project reshapes the floor plan — and the same company builds what it drew. Where a survey, party wall matter or condition report is needed, RICS surveying support is available through our sister company. Every contract is fixed-price and backed by £10M public liability insurance. Weekday enquiries made before 2pm get a call back from us that same day.

Kitchen Renovation in Westminster: Questions

Can a modern kitchen go into a listed Georgian townhouse in Westminster?

That is the defining project of the district. Smith Square and Lord North Street stand among London's most intact Georgian streets, restored with authentic brick and joinery, and in the townhouses conservation-led restoration and modern servicing advance together, consent by consent. The kitchen is conceived as a contemporary room deferring to a Georgian shell.

How much does a kitchen extension cost in Westminster SW1?

Build costs follow the London-wide basis of £2,200–£3,500 per square metre of new floor area, plus £5,000–£30,000 for the kitchen itself (build rate excluding VAT). The harder question in SW1 is consent — external alteration is exceptionally tightly controlled and listed-building consent applies widely — so we establish what the planning position allows before pricing the build.

What has to be checked before a Westminster kitchen layout is fixed?

Three things, always: external changes, protected fabric and leasehold works. SW1's blend of central flats, mansion blocks and Victorian terraces means a kitchen usually trips at least one of them, and Licences to Alter for SW1 flats are part of the standard local paperwork — so the leasehold check is done properly, never assumed.

How do building-management rules affect a kitchen renovation in a Westminster block?

They set the tempo. Around Great Smith Street and Victoria, premium interior work happens under tight building-management and neighbour rules, so deliveries, noisy trades and waste removal all follow the block's regime. We build the programme around that regime from day one — it is the difference between a smooth block project and a stalled one.

Who handles the consents on a Westminster kitchen project?

We do, and we lead with them — leading with the consent strategy is what keeps a Westminster scheme on track. The stock is Georgian townhouse, listed terrace and Crown Estate house, heavily listed and often leasehold, so planning, listed-building consent and occasionally the Crown itself converge on what looks like a single room.
