Kitchen Renovation in Pimlico: What You Need to Know
Most Pimlico kitchens we refurbish involve more than cosmetic changes. Structural openings to connect kitchen and reception rooms require steel beams designed by our chartered engineers, new electrical circuits rated for induction hobs and steam ovens, upgraded extraction for Part F compliance, and stone worktop templating. We manage all of it as a single coordinated programme — typically 4–8 weeks on site. Cabinetry is manufactured in our own joinery workshop; appliances from Miele, Gaggenau, Wolf, and Sub-Zero.
Grid of elegant Regency terraces south of Victoria with Pimlico Road antique shops and Tachbrook Street market. Westminster conservation area with unified architectural character. Open-plan kitchen-dining layouts are popular in Pimlico, often involving structural alterations to remove load-bearing walls. We coordinate structural engineering, building regulations, and Westminster planning requirements to deliver seamless results.
Our bespoke kitchen designs for Pimlico homes balance period character with modern functionality — integrating premium appliances, underfloor heating, and intelligent storage within layouts that respect original proportions and architectural features.
Pimlico is Thomas Cubitt's other great stucco estate, a disciplined grid of white-stucco terraces and garden squares south of Victoria, all within the Pimlico Conservation Area. Cambridge Street and Tachbrook Street carry the uniform Cubitt runs; Warwick Square and Eccleston Square ring leafy gardens with white-fronted houses. Because those runs are protected as a group, a kitchen project respects that uniformity from the start.
In the houses the work is restoration-led. The terraces suit conservation-led restoration of stucco, cornice and sash detail, so a kitchen keeps and repairs that fabric while the layout, services and appliances are modernised behind it. Many of the houses were long ago divided into flats, so a high proportion of projects are leasehold, and much of Pimlico is held on lease with structure, acoustics and freeholder consent handled together.
The consent picture is layered. Westminster looks closely at external change, the uniform stucco is protected as a group, and the mansion blocks add freeholder and party-wall considerations, so we lead with the approvals. The joinery, worktops and appliances for the room are generally reckoned at £5,000–£30,000, priced separately from the building work.
What a Kitchen Renovation Involves
In a London period property, the kitchen is rarely just cabinetry. Getting the room right usually means opening up a wall, rerouting drainage or power, and rethinking how cooking, eating and family life share one space — which is why we design, engineer and build the whole room under a single contract rather than fitting units into someone else’s shell. The layout comes first, chosen around how your household actually uses the room.
- L-shaped — two adjoining runs that free the rest of the room for dining; the natural fit for side-return extensions
- Island — prep, storage and seating around a central block; needs generous width but anchors an open-plan floor
- Galley — parallel runs that wring maximum worktop and storage from narrow terraces and apartments
- U-shaped — worktop on three sides for dedicated kitchen rooms where storage matters more than seating
- Open-plan — kitchen, dining and living combined, typically after a structural opening or rear extension
How We Run Your Project
Every decision is settled on screen before it costs money on site.
- Brief & survey — we measure the room, trace the services and learn how you cook before proposing anything.
- Design & visualisation — layout options and photorealistic 3D renders, refined until the room is right; changes here are free.
- Fixed-price contract — one agreed figure covering building work, cabinetry, worktops, appliances and finishes together.
- Strip-out & structural — demolition, any steelwork, and first-fix plumbing, gas and electrics run to the designed positions.
- Installation — cabinetry fitted by kitchen specialists, worktops templated and set, appliances commissioned, tiling and flooring completed.
- Snagging & handover — a detailed inspection, warranty documents and a 12-month defects guarantee.
Most kitchens take 4–8 weeks on site depending on how much structural and services work sits behind the cabinetry. Read the full kitchen renovation guide for layouts, worktop materials and specification tiers in detail.
Compliance is built into the programme rather than bolted on. New circuits in a kitchen are notifiable electrical work under Part P, extraction and ventilation must meet Building Regulations, and structural openings need building control approval of the engineering. If you live in a flat, altering services or removing walls usually needs your freeholder’s consent before work starts. For the consent rules in your borough, see our planning guide library.
Why Hampstead Renovations
A kitchen studio designs but leaves you to find a builder; a builder fits but leaves you to find a designer. We close that gap. Design and any structural engineering come from one office — including our in-house RIBA Chartered Architects when the project reshapes the floor plan — and the same company builds what it drew. Where a survey, party wall matter or condition report is needed, RICS surveying support is available through our sister company. Every contract is fixed-price and backed by £10M public liability insurance. Weekday enquiries made before 2pm get a call back from us that same day.
Kitchen Renovation in Pimlico: Questions
Can we keep the Cubitt cornice and sash detail in a Pimlico kitchen?
Yes — that restraint is what the district is about. Pimlico's terraces suit conservation-led restoration of stucco, cornice and sash detail, and the Cubitt runs on Cambridge Street and Tachbrook Street are restored with authentic stucco and joinery. A kitchen keeps and repairs that period detail while the working parts of the room are brought up to date.
Does the uniform stucco affect what we can change externally?
It does. Westminster scrutinises external change closely, and Pimlico's uniform stucco runs are protected as a group, so a new window, flue or extract on a protected front is treated as its own consent. An internal kitchen refit usually sits outside planning, but we confirm the position for your terrace before drawing anything that touches the elevation.
Do you renovate kitchens in Pimlico's garden-square houses?
Regularly. Warwick Square and Eccleston Square are leafy garden squares ringed with white-fronted terraces, and those period houses suit whole-house refurbishment and reconfiguration. A kitchen in one of them is planned to the generous proportions of the house, letting the period rooms set the tone.
Is a Pimlico flat kitchen a leasehold project?
Very often. Many Pimlico houses were divided into flats and large mansion blocks add much of the flat stock, so a high proportion of kitchens are leasehold, and the local SW1 guidance covers Licences to Alter for flats. We arrange the freeholder's Licence to Alter alongside the design so the works are authorised before they start.
What does a kitchen cost in Pimlico?
For the joinery, worktops and appliances themselves, allow in the region of £5,000–£30,000, and where the kitchen forms part of a full two-bed refurbishment reckon on around £60,000–£110,000 for the whole job, excluding VAT. Leasehold approvals, acoustics and SW1 logistics are what move a Pimlico figure, which we price for your home.
