A flat refurbishment in Richmond is heritage work of a high order. The town and its riverside are covered by four conservation areas, each with a published statement — Richmond Green (No. 3), Richmond Riverside (No. 4), Richmond Hill (No. 5) and Central Richmond (No. 17) — and the celebrated view from Richmond Hill is protected in law by the Richmond, Ham and Petersham Open Spaces Act 1902.

That heritage runs into the buildings themselves. Many of the Georgian houses are listed, so interiors are reconfigured and re-serviced with consent taken at each step, the brick, joinery and plaster restored within a strictly protected setting; riverside properties then need flood resilience built into the design.

Leading with the consent strategy keeps a Richmond scheme on track. For budget, we carry a London figure of £60,000–£110,000 excluding VAT on a full two-bedroom flat, widening toward £90,000–£180,000 for cosmetic whole-house work, and confirm the number once listing and conservation constraints are scoped.

Flat Refurbishment in Richmond: Applied to the Local Stock

Richmond sits in the London Borough of Richmond upon Thames, with conservation areas including Richmond Hill and the Green protecting one of the finest townscapes in London — with a high concentration of listed Georgian houses and protected river views. Richmond town and its riverside are covered by four conservation areas, each with a published conservation area statement: Richmond Green (No. 3), Richmond Riverside (No. 4), Richmond Hill (No. 5) and Central Richmond (No. 17). The Richmond Hill Conservation Area was designated on 14 January 1969 and extended in 1975, 1977 and 2000; the celebrated view from Richmond Hill is protected by the Richmond, Ham and Petersham Open Spaces Act 1902.

What a Flat Refurbishment Involves

Refurbishing a flat means renovating inside a building you share — so the job is as much about leases, neighbours and building rules as it is about kitchens and finishes. We plan every project around the consents your lease demands and the protocols your block expects, then deliver the technical work under one fixed-price contract. A typical scope covers the elements below.

  • Licence to Alter — lease review, application pack and freeholder’s surveyor queries handled on your behalf
  • Acoustic build-up — separating floors and walls upgraded to meet Building Regulations Part E and any stricter freeholder schedule
  • Wet-room tanking — certified waterproofing beneath every bathroom, flood-tested before tiling and covered by a 12-month defects period
  • Rewire & replumb — new circuits, pipework and heating, coordinated with the building’s risers and stacks
  • Layout changes — internal openings engineered, approved by building control and cleared with the freeholder where the lease allows
  • Kitchens & bathrooms — designed, supplied and fitted to the specification tier you select
  • Period detail — cornicing, sash windows and fireplaces retained and repaired in conversion flats
  • Block protocols — lift protection, booked deliveries, restricted noisy hours and daily cleaning of communal areas

How We Run Your Project

Six stages, sequenced so freeholder consent never holds up the start on site.

  1. Survey & lease review — we measure the flat, inspect the services and read your lease to identify exactly which consents apply.
  2. Design & consents — our architects develop the layout while the Licence to Alter application runs in parallel, not afterwards.
  3. Fixed-price contract — an itemised specification agreed in full, with the acoustic and tanking details written in.
  4. Strip-out & first fix — soft strip, structural openings, cabling, pipework and the acoustic carcass, all removed and delivered through agreed routes.
  5. Second fix & finishes — kitchen, bathrooms, joinery, flooring and decoration.
  6. Testing & handover — snagging, certification and reinstatement of any communal areas before the keys come back to you.

Almost every leasehold flat needs formal freeholder consent — a Licence to Alter — before structural work, new flooring or services alterations can begin, and proceeding without one puts your lease at risk. Building Regulations apply on top: Part E sound insulation between dwellings, electrical and heating sign-off, and fire safety where walls or floors are opened. Flats and maisonettes also have no permitted development rights, so external changes always need a planning application. Our planning guide library covers the rules borough by borough.

Why Hampstead Renovations

Flat refurbishment rewards a team that already knows what freeholders and managing agents will ask for. Design is led by our in-house RIBA Chartered Architects, lease and party-structure matters are supported by RICS surveying through our sister company, Hampstead Chartered Surveyors, and the build is carried out by our own long-standing teams. Every contract is fixed-price on JCT terms, backed by £10M public liability insurance — the level major London freeholders require — plus a 12-month defects period and a 10-year workmanship warranty. Flat Refurbishment in Richmond: Questions

Is Richmond a conservation area?

It has four. Richmond town and its riverside fall within Richmond Green (No. 3), Richmond Riverside (No. 4), Richmond Hill (No. 5) and Central Richmond (No. 17), each with a published conservation-area statement, and the Richmond Hill area was designated in January 1969 and later extended, with its famous view protected by the 1902 Open Spaces Act.

Our Richmond flat is in a listed building — can we still refurbish it?

Yes, with consent at each step. Many of Richmond's Georgian houses are listed, so interiors are reconfigured and re-serviced under listed-building consent, which applies widely here; the process is designed for the heritage case rather than bolted on afterwards.

How much does a flat refurbishment cost in Richmond?

By London figures, a two-bedroom flat is £60,000–£110,000 excluding VAT, a cosmetic house refresh about £90,000–£180,000, and a back-to-brick house renovation £275,000–£475,000, all excluding VAT. Listing and conservation constraints then move the figure within those bands.

What makes refurbishment in Richmond different from the rest of London?

It sits in one of the finest townscapes in the capital, with a high concentration of listed Georgian houses and protected river views. Richmond upon Thames scrutinises external change exceptionally closely, listed-building consent applies widely, and protected views and flood risk add their own constraints.

Which Richmond streets do you work on?

Richmond Hill carries grand Georgian houses with the famous protected view over the Thames; Richmond Green and Maids of Honour Row bring exquisite early-Georgian terraces; and Ormond Road and the surrounding streets add fine period houses.
