One Studio. One Contract. One Team.
We design and build Richmond kitchen renovations across Richmond's principal residential streets - bespoke cabinetry, premium appliance integration, natural-stone worktops, lighting design, ventilation and open-plan reconfiguration for period homes, townhouses, family houses and prime apartments where layout, services, structural coordination and finish sequencing need handling properly.
A Richmond kitchen renovation is planned backwards: consents first, layout second, finishes last. Visible alterations to elevations, roofs, windows and boundaries all need checking early with the borough, listed-building consent applies widely, and Richmond upon Thames examines external change exceptionally closely — so the first job on any kitchen brief is to establish precisely which of those controls the scheme engages, and to put that consent strategy in front of everything else.
Inside the house, the discipline continues. Many Richmond interiors are listed, which means a kitchen is reconfigured and re-serviced only as each consent is secured, and across a stock of Georgian riverside houses, Victorian terraces and period homes — with Ormond Road among the streets rich in fine period houses — the work is treated as heritage work first and joinery second.
The budget follows the same order. Where the scheme adds floor area, the guide rate is £2,200–£3,500 per square metre of new space plus £5,000–£30,000 for the kitchen supply, and the side-return route carries a London band of £90,000–£120,000 excluding VAT — figures we test against the consent position before a Richmond client commits to either path.
What a Kitchen Renovation Involves
In a London period property, the kitchen is rarely just cabinetry. Getting the room right usually means opening up a wall, rerouting drainage or power, and rethinking how cooking, eating and family life share one space — which is why we design, engineer and build the whole room under a single contract rather than fitting units into someone else’s shell. The layout comes first, chosen around how your household actually uses the room.
- L-shaped — two adjoining runs that free the rest of the room for dining; the natural fit for side-return extensions
- Island — prep, storage and seating around a central block; needs generous width but anchors an open-plan floor
- Galley — parallel runs that wring maximum worktop and storage from narrow terraces and apartments
- U-shaped — worktop on three sides for dedicated kitchen rooms where storage matters more than seating
- Open-plan — kitchen, dining and living combined, typically after a structural opening or rear extension
How We Run Your Project
Every decision is settled on screen before it costs money on site.
- Brief & survey — we measure the room, trace the services and learn how you cook before proposing anything.
- Design & visualisation — layout options and photorealistic 3D renders, refined until the room is right; changes here are free.
- Fixed-price contract — one agreed figure covering building work, cabinetry, worktops, appliances and finishes together.
- Strip-out & structural — demolition, any steelwork, and first-fix plumbing, gas and electrics run to the designed positions.
- Installation — cabinetry fitted by kitchen specialists, worktops templated and set, appliances commissioned, tiling and flooring completed.
- Snagging & handover — a detailed inspection, warranty documents and a 12-month defects guarantee.
Most kitchens take 4–8 weeks on site depending on how much structural and services work sits behind the cabinetry. Read the full kitchen renovation guide for layouts, worktop materials and specification tiers in detail.
Compliance is built into the programme rather than bolted on. New circuits in a kitchen are notifiable electrical work under Part P, extraction and ventilation must meet Building Regulations, and structural openings need building control approval of the engineering. If you live in a flat, altering services or removing walls usually needs your freeholder’s consent before work starts. For the consent rules in your borough, see our planning guide library.
Why Hampstead Renovations
A kitchen studio designs but leaves you to find a builder; a builder fits but leaves you to find a designer. We close that gap. Design and any structural engineering come from one office — including our in-house RIBA Chartered Architects when the project reshapes the floor plan — and the same company builds what it drew. Where a survey, party wall matter or condition report is needed, RICS surveying support is available through our sister company. Every contract is fixed-price and backed by £10M public liability insurance. Weekday enquiries made before 2pm get a call back from us that same day.
Kitchen Renovation in Richmond: Questions
When does a kitchen renovation in Richmond need consent?
Sooner than most owners expect. Visible changes to elevations, roofs, windows and boundaries all call for early consent checks in Richmond, so a kitchen that adds or enlarges an opening is checked before it is drawn — putting the consent strategy first is what keeps a Richmond scheme moving.
Can we refit the kitchen in a listed Richmond house?
Yes, step by step. Many Richmond houses are listed, so an interior is reworked and re-serviced only with the right consent in hand at every stage — and because listed-building consent applies widely here and the borough examines external change exceptionally closely, the kitchen layout and the consent case are developed as one piece of work.
Which conservation areas could a Richmond kitchen project fall within?
Four cover the town and its riverside, each with a published statement: Richmond Green (No. 3), Richmond Riverside (No. 4), Richmond Hill (No. 5) and Central Richmond (No. 17). Richmond Hill's designation dates from January 1969 and has been extended three times since, and the celebrated view from the Hill carries statutory protection under the Richmond, Ham and Petersham Open Spaces Act of 1902 — so before a kitchen scheme touches external fabric, we confirm which designation the address sits in and what it asks of the design.
Our Richmond house is near the Thames — does that change a kitchen renovation?
It adds two considerations of its own. Riverside properties in Richmond are refurbished with flood-resilience measures designed in and protected-view compliance checked, and the borough counts flood risk among the constraints it applies alongside its close scrutiny of external change — both of which feed into how a riverside kitchen scheme is planned and detailed.
Beyond the guide rates, what moves a kitchen budget in Richmond?
Six things, in our experience of TW9: the structure of the terrace itself, party-wall coordination with the neighbours, facade and sash repair wherever the works touch them, the constraints that listed or conservation-area status imposes, access around Richmond's historic streets, and the level of interior specification chosen. We itemise each of those in the estimate so the budget holds once work is under way.
Do you renovate kitchens around Richmond Green and the town centre?
Yes — the historic streets around George Street, Hill Street and The Green are core territory for us, places where coherent facades, thresholds and mature street character carry real value. Close by, the exquisite early-Georgian terraces of Maids of Honour Row set the local standard: listed heritage refurbishment led with authentic materials. A kitchen in any of these buildings is planned to respect precisely those qualities.
