Bathroom renovation in East Finchley

Where the waste, the fan and the flue meet the outside wall

Only one room changes, yet a bathroom’s waste pipe, extract duct and any boiler flue reach the outside of the building, and that is where East Finchley’s rules begin. On the Suburb’s N2 roads, the guidance Barnet and the Trust published together covers stacks, gutters and flues in detail; in listed Belvedere Court, consent reaches inside the flat; and council landlords in Barnet and Haringey keep their own lists.

Bathroom renovation in East Finchley at a glance

On the N2 roads inside the Hampstead Garden Suburb Conservation Area, the 2010 Design Guidance expects new and replacement plumbing stacks and rainwater goods to be cast iron, except in exceptional circumstances, and says plastic rainwater goods and untidy stacks with several branches will not normally be approved. Drawings must always show the external pipework in full. For a new or moved bathroom that makes the route to an existing stack, and the material of any new outside section, the first design question rather than a detail left for site. The rest of the Suburb is covered on our Hampstead Garden Suburb bathroom renovation page.

The buildings

Where an East Finchley bathroom meets the outside

Three things decide how a bathroom shows on the outside here: the pipework the building was given, the way air and flue gases leave it, and whether it is listed.

Most Suburb houses were built with cast-iron gutters, downpipes and plumbing stacks, the joint guidance says, and it asks the few houses with external lead pipes and ornamental gutters to keep them. That original pipework is often the route a new bathroom has to use. On Ludlow Way, Barnet’s 2010 Area 10 appraisal notes that the exterior pipework of some houses is visually poor, so a refurbishment there can tidy the runs it inherits rather than add to them.

The Suburb’s architects often vented roofs through openings formed from roof tiles, and the guidance says these can often be adapted or recreated for modern needs, a route worth testing for a bathroom fan ducted through the roof. It asks for balanced flues to be small and unobtrusive and warns that a thoughtlessly placed boiler flue can detract from the appearance of a house or a flat. Settle the flue before the bathroom layout, since a flue and a bathroom’s extract can compete for the same stretch of wall.

Belvedere Court, Ernst Freud’s listed block of 1937 on Lyttelton Road, keeps its original window glazing and details such as square-section rainwater pipes, Barnet’s 2010 Brim Hill appraisal says. Along the road at Lyttelton Court, the appraisal for Market Place and Lyttelton Road counts the tall, diagonally set chimneys among the features that matter in Butler’s buildings. In blocks like these, a new outlet on an elevation sits beside details the council has recorded.

Permissions and local rules

Consents a bathroom can need in East Finchley

A bathroom in listed Belvedere Court

Does refitting a bathroom there need listed building consent?

Barnet’s register holds two recent consents for bathroom work at Belvedere Court. In 2022 it granted listed building consent, with conditions, for a flat’s new plumbing and wiring throughout, a relocated boiler and a new bathroom, and in 2026 it granted planning permission and listed building consent for another flat’s works, including refurbishment of the bathroom. Allow for that application, and for drawings of every pipe, vent and flue route, before ordering fittings.

If Barnet Council is your landlord

What does Barnet Homes allow in a bathroom?

If the lease allows, Barnet Homes may consent to renewing a bathroom, creating an en suite or turning a bathroom into a wet room. Re-tiling must keep access to communal panels, ventilation ducts and service pipes, with an asbestos survey before work begins. Changing taps needs no permission, but replacing a boiler or any electrical work does. Pipes serving only your flat are yours; pipes running through it to other homes belong to the council as freeholder.

If Haringey Council is your landlord

Which bathroom changes need Haringey’s permission?

Haringey’s September 2026 policy for its own leaseholders says a new or replacement bathroom needs no permission where the fittings are replaced like for like and the existing service connections are reused. Re-routing pipework where that is necessary, renewing pipes and adding sanitary ware do need permission, as does rewiring, which also calls for an NICEIC certificate, and any new or changed boiler flue must be agreed in advance. These are landlord rules; building regulations can still apply.

Outlets on a house on the Haringey side

Can a soil pipe or flue go on the front of a Fortis Green house?

For a house in a Haringey conservation area, the council says planning permission is needed to put a chimney, flue or vent on the front elevation, or on a side elevation facing a highway. Nationally, Class G permitted development for a flue or a soil and vent pipe does not reach a street-facing principal or side elevation of a house in any conservation area. Plan the bathroom’s outlets at the rear where the layout allows, and check the council for the address.

What the work covers

Three parts of the work on an East Finchley bathroom

The stack and the drainage route

We trace the waste from each fitting to the stack, inside and out, and record what the stack is made of and what state it is in. Where a new branch must join an outside stack on a Suburb house, the drawings show the whole run, as the joint guidance requires, so that the new section can be matched in cast iron.

Hampstead Garden Suburb Conservation Area Design Guidance, Barnet and the Trust, 2010

Extract and flue outlets

The fan’s duct is planned to leave by the least visible route, through the roof or a rear wall, and any boiler flue is sized and placed before ceilings are closed. Where consent is needed for the outlet, its position and finish go on the application drawings, so that what is approved is what is built.

Waterproofing over another home

Many East Finchley homes have another home directly below, from the first-floor maisonettes of Ossulton Way to the flats above the shops at East End Road. The floor is opened, checked and tanked before tiling, and an access panel is kept to any shared pipe or duct, so a future leak can be traced without lifting a neighbour’s ceiling or your new tiles.

How we work

How we run a East Finchley bathroom renovation

  1. Visit

We see the room, trace where the stack runs, and check which floor it is on and what lies beneath.

  2. Survey

The drainage falls, the extract route and the floor build-up at the door are measured before a layout is drawn.

  3. Design

The layout, waterproofing and storage are drawn; where a floor or wall changes, our own architects and structural engineers design it.

  4. Price

You receive a fixed written price once the design and fittings are agreed.

  5. Installation

The dates, and any days without a working bathroom, are agreed before work starts.

  6. Handover

Testing, then care notes for the finishes and fittings. Completed work carries a 12-month defects-rectification period under the JCT contract terms.

Your brief

Before you ask for a quotation

  1. Photograph the outside walls

Photograph the walls where the bathroom’s pipes, vent and any boiler flue come out, front and rear, and the stack itself. That shows at once whether the existing route can stay and which changes might need consent.

  2. Tell us who owns the building

Say whether the home is freehold or leasehold and, if leasehold, who the freeholder is: the Trust, Barnet Council through Barnet Homes, Haringey Council or a private company. Mention whether the building is listed, as Belvedere Court and Lytton Close are.

  3. Decide early about the boiler

If the boiler or its flue might move, say so at the start. A new flue position is an outside change that can need consent here, and it affects where the bathroom’s own extract can run.

Questions before you begin

Bathroom renovation in East Finchley: questions

Can I ask you for a standalone bathroom renovation in East Finchley, with nothing else?

Yes, and we treat it as a project in its own right. A standalone bathroom renovation might be the family bathroom of a Brim Hill house, an en suite under the roof on Holne Chase or the bathroom of an Ossulton Way maisonette. The visit, survey of pipe, fan and flue routes, design and written quotation then cover that one room, following the same contract steps as a whole-house job.

Where can a bathroom extractor fan discharge?

Through an outside vent. The Trust’s 2024 retrofit guidance explains that mechanical extract ventilation can draw moist air out through local fans, such as a bathroom fan, and discharge it through individual external vents, and that heat-recovery ventilation needs an external intake vent as well as an extract vent. Its list of works needing Trust consent includes natural or mechanical ventilation systems and boiler flues, so where the Scheme applies, the vent’s position belongs in the application.

Can I move the bathroom over a neighbour’s bedroom?

Think it through first. Barnet’s 2026 design guidance says that, as far as practical, a bedroom in one home should not overlap a living room, kitchen or bathroom in the home above or below. Applying the same test when a bathroom moves within a flat reduces the risk of noise for the neighbour below. Read the lease’s alteration clause before the move is drawn, and plan the sound insulation of the new floor with the pipe route.

Is help available to adapt a bathroom for disability?

Both councils point to grants. Barnet’s adaptations page names two routes: the Barnet Care and Repair Agency, able to help find a builder and oversee the job, and the Disabled Facilities Grant to pay for it. Haringey says a Disabled Facilities Grant can help where the adaptations are necessary and appropriate, recommended after Care Act and Occupational Therapy assessments, and practical and reasonable to install. Apply to the council that covers your address.

Barnet: adaptations to your home · Haringey: Disabled Facilities Grants

What if earlier pipework was changed without consent?

It can sometimes be put right by application. Barnet’s register shows a retrospective application approved, with conditions, in 2026 at a house on Holne Chase that included replacement soil vent pipes, rainwater downpipes and gutters. If Barnet Council is your landlord, Barnet Homes says work done without its consent needs a retrospective application and may have to be returned to its earlier condition if it is not permitted, is unsafe, compromises the building or adversely affects neighbours.
