House Extensions in Fulham: What You Need to Know

Every house extension project in Fulham is designed to respect the Fulham Conservation Area and the character of Victorian terraces, Edwardian cottages, Hurlingham-side villas. Our in-house RIBA Chartered Architects handle Hammersmith & Fulham planning applications, our chartered structural engineers specify any load-bearing work, and our directly-employed trades deliver the build under one fixed-price contract. We coordinate Building Control, Party Wall awards where needed, and all certifications through to handover.

Fulham has conservation area coverage in parts, so some properties will need planning permission for external changes while others may proceed under permitted development. We assess each property individually.

Our house extension projects in Fulham are delivered by our in-house team of RIBA architects, structural engineers and specialist tradespeople. Every project is managed under a single fixed-price contract with no hidden costs.

Fulham extends at the back. The long terrace grid of SW6 — classic Victorian family London — was built in a way that suits rear and side-return additions opening kitchens to gardens while the bay windows and sash detail hold the street line, and that same family-house character, in long runs of bay-fronted terraces and Edwardian cottages, explains why lofts and extensions dominate the workload here.

The consent picture rewards preparation. Hammersmith and Fulham watches external change in its conservation areas closely and applies Article 4 controls, and directions at individual properties pull smaller works back into planning on streets and areas including Studdridge Street and Central Fulham — so an address check comes before any design decision, and getting the borough's conservation position clear early keeps the whole programme honest.

Budgets sit inside familiar London bands: a single-storey rear addition at £71,250–£112,500, a side return at £90,000–£120,000 — both excluding VAT — and an indicative £100,000–£200,000 where the scheme wraps the corner. Add a basement and the calculation changes again, because the borough-wide Article 4 direction means basement work in Fulham proceeds by planning application, never by default.

House Extensions in Fulham: Applied to the Local Stock

Fulham sits in the London Borough of Hammersmith and Fulham, with conservation areas protecting its best Victorian streets and the riverside around Hurlingham. Beyond the borough-wide basement direction, Hammersmith & Fulham has made Article 4 directions restricting permitted development rights at many individual properties — especially in conservation areas, to protect against unsuitable alterations — with directions covering Fulham streets and areas including Central Fulham (1)-(2), Fulham Park Gardens, Hurlingham, Studdridge Street (1)-(2), Walham Grove (1)-(2), Mimosa Street, Imperial Square and Fabian Road. Hammersmith and Fulham scrutinises external change in its conservation areas and applies Article 4 controls.

In Hammersmith & Fulham conservation areas, significant demolition needs planning permission (conservation area consent was replaced from 1 October 2013), a heritage statement is usually required, and demolishing a building in a conservation area without consent remains a criminal offence. Demolition work in Hammersmith & Fulham may need a Section 80 demolition notice under the Building Act 1984 giving the council six weeks’ notice before work starts (internal demolition within an occupied building and buildings of 50m³ or less are exempt); the council can issue a Section 81 counter-notice setting safety conditions, and a copy of the notice must go to the occupiers of neighbouring buildings.

What a House Extension Involves

An extension reshapes how the whole ground floor works, not just how big it is — the new structure, the opening into the existing house, the kitchen and the garden connection all have to be designed as one move. We take each project from feasibility drawings through consents, structure and fit-out under a single fixed-price contract. Most extensions we build include the scope below.

  • Rear extensions — single-storey additions that open the back of the house to the garden
  • Side-return & wraparound — infilling the side alley of a terrace, alone or combined with a rear addition
  • Double-storey — new bedrooms or bathrooms above the ground-floor addition, designed to sit comfortably with the original roofline
  • Foundations & steel — groundworks, beams and the opening into the existing house, engineered by our own structural team
  • Glazing — rooflights, glazed roofs and slim-framed sliding or bi-fold doors specified for light and thermal performance
  • Kitchen integration — the kitchen layout planned with the architecture from the first drawing, not squeezed in afterwards
  • Services & heating — electrics, plumbing, drainage and underfloor heating built into the new floor
  • External works — patio, drainage connections and garden reinstatement completed within the contract

How We Run Your Project

Six stages, with the consents and engineering settled before the first spade goes in.

  1. Feasibility visit — we assess the site, the boundaries and your brief, and identify the right consent route for your property.
  2. Design & approvals — our architects draw the scheme while planning or permitted development paperwork, structural calculations and party wall notices progress together.
  3. Fixed-price contract — every element specified and priced before construction, from foundations to door hardware.
  4. Groundworks & shell — excavation, foundations, walls, steel and roof, taken to weathertight while you carry on living in the house.
  5. Fit-out — insulation, services, glazing, kitchen, flooring and decoration, with the opening into the existing house formed once the shell is sealed.
  6. Completion — building control inspection, snagging, external works and handover with the full certification pack.

Many rear extensions can proceed under permitted development — broadly up to 3m deep on attached houses and 4m on detached, extendable to 6m and 8m through the prior approval scheme — but conservation areas, Article 4 directions and listed status change the picture, and every extension needs Building Regulations approval regardless of the planning route. Where foundations come within 3m of a neighbouring building, the Party Wall etc. Act 1996 obliges you to give adjoining owners a minimum of two months’ written notice before construction can begin. Our planning guide library sets out the rules for each borough.

House Extensions in Fulham: Questions

What should we budget for a house extension in Fulham?

Two London-wide bands frame most SW6 schemes: £71,250–£112,500 excluding VAT for a single-storey rear extension, and £90,000–£120,000 excluding VAT for a side return. Where a particular Fulham house lands inside those ranges is settled by the design and the site, which we price before work begins.

Why is the side return the signature Fulham extension?

Because the houses were made for it. Fulham is classic Victorian family London, and its family houses take rear and side-return additions that open kitchens to gardens while the bay windows and sash detail stay exactly as the street expects.

What do you check before drawing up an extension in Fulham?

The Article 4 register, first. Hammersmith and Fulham has restricted permitted development at many individual properties, particularly in conservation areas, with directions covering Fulham streets and areas such as Studdridge Street and Central Fulham — and understanding the borough's conservation rules at the outset is what keeps a Fulham project moving rather than waiting.

Is a wraparound extension realistic on a Fulham terrace?

Often, yes. The area's long runs of bay-fronted Victorian terraces and Edwardian cottages are exactly the housing that generates rear and side-return work, and combining the two carries a London-wide indicative band of £100,000–£200,000 for a wraparound.

Could our Fulham extension include a basement level?

It can, but never under permitted development. A borough-wide Article 4(1) direction — made 25 April 2017 and in force since 26 April 2018, excluding only the OPDC area — removed permitted-development rights for basements across Hammersmith and Fulham, so a basement element always means a planning application. On cost, London guidance puts excavation and underpinning at £2,100–£4,000 per square metre of excavated area, before full fit-out.

Local character & heritage: extending in Fulham

Fulham sits in the London Borough of Hammersmith & Fulham, and extending here means working with rows of Victorian terraced family houses. Where houses and gardens allow, side-return and rear extensions open up the living space; in the many flats, the equivalent is internal reconfiguration and, where possible, lower-ground additions.

Permitted-development rights are usually restricted in Fulham's conservation areas, so most extensions need a full householder application, and the terraces are consistent and many streets are conservation-protected. We design every extension to respect the period frontage and to win consent.

Planning for house extensions in Fulham

Rear and side-return extensions are popular in Fulham, but permitted-development rights are frequently restricted within Fulham's conservation areas, so most extensions need a full planning application to London Borough of Hammersmith & Fulham with design that respects the prevailing building line and materials.

London Borough of Hammersmith & Fulham context

Fulham SW6 sits within Fulham's conservation areas, and Hammersmith & Fulham's Local Plan governs the borough's dense Victorian terraces, and its conservation areas remove many permitted-development rights. Our in-house RIBA Chartered Architects prepare and submit every application to London Borough of Hammersmith & Fulham and handle pre-application discussions where early planning advice is useful.

Building Regulations

House Extensions in Fulham must satisfy Building Regulations — covering structural design to Part A, thermal performance to Part L, and drainage and foundations agreed with Building Control. Our in-house engineers manage Building Control from initial notice to completion certificate.
