Kitchen Renovation in Paddington: What You Need to Know

Most Paddington kitchens we refurbish involve more than cosmetic changes. Structural openings to connect kitchen and reception rooms require steel beams designed by our chartered engineers, new electrical circuits rated for induction hobs and steam ovens, upgraded extraction for Part F compliance, and stone worktop templating. We manage all of it as a single coordinated programme — typically 4–8 weeks on site. Cabinetry is manufactured in our own joinery workshop; appliances from Miele, Gaggenau, Wolf, and Sub-Zero.

Mix of grand Victorian terraces near Hyde Park and characterful streets around Little Venice. Westminster conservation area protections. Paddington Basin regeneration area. Open-plan kitchen-dining layouts are popular in Paddington, often involving structural alterations to remove load-bearing walls. We coordinate structural engineering, building regulations, and Westminster planning requirements to deliver seamless results.

Our bespoke kitchen designs for Paddington homes balance period character with modern functionality — integrating premium appliances, underfloor heating, and intelligent storage within layouts that respect original proportions and architectural features.

Paddington mixes grand stucco with the water. Within the City of Westminster, conservation areas protect its stuccoed streets and the canal basin at Little Venice's edge, and the stock runs from the white-fronted terraces of Gloucester Square and Hyde Park Square to the villas and water-facing houses along Porchester Terrace towards the canal. A kitchen here is planned to the house type in front of it.

In the garden-square terraces the work is conservation-led — stucco, cornice and sash detail repaired with matching materials while the kitchen is re-planned behind them. Towards Little Venice the canal-side houses need careful detailing towards the water, and many of the grand houses are now flats, making a high proportion of kitchen projects leasehold, with the freeholder's Licence to Alter obtained as part of the design.

The practical drivers are specific to central W2. Costs are shaped by terrace structure, mansion-flat acoustics, freeholder approvals, facade and sash decisions, and the access, storage and neighbour-management constraints of the district. The fitted cabinetry, worktops and appliances are usually reckoned at £5,000–£30,000, with the building work priced separately so the estimate is clear.

What a Kitchen Renovation Involves

In a London period property, the kitchen is rarely just cabinetry. Getting the room right usually means opening up a wall, rerouting drainage or power, and rethinking how cooking, eating and family life share one space — which is why we design, engineer and build the whole room under a single contract rather than fitting units into someone else’s shell. The layout comes first, chosen around how your household actually uses the room.

  • L-shaped — two adjoining runs that free the rest of the room for dining; the natural fit for side-return extensions
  • Island — prep, storage and seating around a central block; needs generous width but anchors an open-plan floor
  • Galley — parallel runs that wring maximum worktop and storage from narrow terraces and apartments
  • U-shaped — worktop on three sides for dedicated kitchen rooms where storage matters more than seating
  • Open-plan — kitchen, dining and living combined, typically after a structural opening or rear extension

How We Run Your Project

Every decision is settled on screen before it costs money on site.

  1. Brief & survey — we measure the room, trace the services and learn how you cook before proposing anything.
  2. Design & visualisation — layout options and photorealistic 3D renders, refined until the room is right; changes here are free.
  3. Fixed-price contract — one agreed figure covering building work, cabinetry, worktops, appliances and finishes together.
  4. Strip-out & structural — demolition, any steelwork, and first-fix plumbing, gas and electrics run to the designed positions.
  5. Installation — cabinetry fitted by kitchen specialists, worktops templated and set, appliances commissioned, tiling and flooring completed.
  6. Snagging & handover — a detailed inspection, warranty documents and a 12-month defects guarantee.

Most kitchens take 4–8 weeks on site depending on how much structural and services work sits behind the cabinetry. Read the full kitchen renovation guide for layouts, worktop materials and specification tiers in detail.

Compliance is built into the programme rather than bolted on. New circuits in a kitchen are notifiable electrical work under Part P, extraction and ventilation must meet Building Regulations, and structural openings need building control approval of the engineering. If you live in a flat, altering services or removing walls usually needs your freeholder’s consent before work starts. For the consent rules in your borough, see our planning guide library.

Why Hampstead Renovations

A kitchen studio designs but leaves you to find a builder; a builder fits but leaves you to find a designer. We close that gap. Design and any structural engineering come from one office — including our in-house RIBA Chartered Architects when the project reshapes the floor plan — and the same company builds what it drew. Where a survey, party wall matter or condition report is needed, RICS surveying support is available through our sister company. Every contract is fixed-price and backed by £10M public liability insurance. Weekday enquiries made before 2pm get a call back from us that same day.

Kitchen Renovation in Paddington: Questions

What is distinctive about a kitchen in a canal-side Paddington house?

Its relationship to the water. Towards Little Venice, the canal-side and villa houses on Porchester Terrace need careful detailing towards the canal, so a kitchen there is designed with the outlook, light and water-facing elevation in mind rather than treated as a purely internal room. It is a very different brief from an inland terrace.

Can period stucco and sash detail be kept in a Paddington kitchen?

Yes, and it should be. The white-fronted terraces of Gloucester Square and Hyde Park Square are restored with authentic stucco and joinery, so a kitchen keeps and repairs original stucco reveals and sash windows while the working layout is modernised. Westminster's protection of the long stucco runs makes that sympathetic approach the right one.

Does a Paddington flat kitchen need the freeholder's approval?

Usually. Many of the grand houses are divided into flats, the mansion flats are leasehold, and the local W2 guidance covers Licences to Alter for flats. Structure, acoustics and freeholder consent are handled together, so we obtain the Licence to Alter alongside the design before the kitchen works begin.

What drives the cost of a Paddington kitchen?

Practical factors more than finishes. Costs are driven by terrace structure, mansion-flat acoustics, freeholder approvals, facade and sash decisions, roof or basement interfaces and central W2 access. The fitted units and appliances themselves come to around £5,000–£30,000 in a Paddington kitchen; we price the building work against your specific house or flat.

Will a Paddington kitchen refit need planning permission?

An internal refit generally does not, but external change might. Westminster scrutinises change closely, the long stucco runs are protected, and canal-side and party-wall constraints add their own demands. If your scheme touches a window, flue or the rear elevation, we handle that consent as part of the project.
