House Extensions in Battersea: What You Need to Know

Every house extension project in Battersea is designed to respect the Park Town Estate Conservation Area and the character of park-facing mansion blocks, Victorian terraces, Battersea period conversions. Our in-house RIBA Chartered Architects handle Wandsworth planning applications, our chartered structural engineers specify any load-bearing work, and our directly-employed trades deliver the build under one fixed-price contract. We coordinate Building Control, Party Wall awards where needed, and all certifications through to handover.

Battersea has conservation area coverage in parts, so some properties will need planning permission for external changes while others may proceed under permitted development. We assess each property individually.

Our house extension projects in Battersea are delivered by our in-house team of RIBA architects, structural engineers and specialist tradespeople. Every project is managed under a single fixed-price contract with no hidden costs.

Every Battersea extension starts with the same question: what exactly do you own? SW11 mixes Victorian terrace houses, converted period buildings and mansion flats, and the distance between a freehold house project and a lease-controlled alteration is material. The grand blocks of Albert Bridge Road and Prince of Wales Drive facing the park are leasehold territory where structure, acoustics and consents travel together, while the long family terraces of Latchmere Road and the streets towards Clapham Junction are the natural hosts for lofts and rear extensions. That blend of family housing and leasehold flats means SW11 briefs run from straightforward rear additions to consent-heavy alterations inside the blocks.

The Park Town Estate around Queenstown Road sets the conservation benchmark. Its fine early-Victorian terraces sit within the conservation areas that protect Battersea’s best streets, so extension design there is conservation-led from the first sketch rather than adjusted later.

Delivery is its own discipline in SW11. Budgets are driven by terrace structure and party-wall coordination, mansion-flat acoustics and freeholder approvals where flats adjoin, restraint on facades and roofs, the interfaces where a rear extension meets existing structure, and access along busy residential streets.

What a House Extension Involves

An extension reshapes how the whole ground floor works, not just how big it is — the new structure, the opening into the existing house, the kitchen and the garden connection all have to be designed as one move. We take each project from feasibility drawings through consents, structure and fit-out under a single fixed-price contract. Most extensions we build include the scope below.

  • Rear extensions — single-storey additions that open the back of the house to the garden
  • Side-return & wraparound — infilling the side alley of a terrace, alone or combined with a rear addition
  • Double-storey — new bedrooms or bathrooms above the ground-floor addition, designed to sit comfortably with the original roofline
  • Foundations & steel — groundworks, beams and the opening into the existing house, engineered by our own structural team
  • Glazing — rooflights, glazed roofs and slim-framed sliding or bi-fold doors specified for light and thermal performance
  • Kitchen integration — the kitchen layout planned with the architecture from the first drawing, not squeezed in afterwards
  • Services & heating — electrics, plumbing, drainage and underfloor heating built into the new floor
  • External works — patio, drainage connections and garden reinstatement completed within the contract

How We Run Your Project

Six stages, with the consents and engineering settled before the first spade goes in.

  1. Feasibility visit — we assess the site, the boundaries and your brief, and identify the right consent route for your property.
  2. Design & approvals — our architects draw the scheme while planning or permitted development paperwork, structural calculations and party wall notices progress together.
  3. Fixed-price contract — every element specified and priced before construction, from foundations to door hardware.
  4. Groundworks & shell — excavation, foundations, walls, steel and roof, taken to weathertight while you carry on living in the house.
  5. Fit-out — insulation, services, glazing, kitchen, flooring and decoration, with the opening into the existing house formed once the shell is sealed.
  6. Completion — building control inspection, snagging, external works and handover with the full certification pack.

Many rear extensions can proceed under permitted development — broadly up to 3m deep on attached houses and 4m on detached, extendable to 6m and 8m through the prior approval scheme — but conservation areas, Article 4 directions and listed status change the picture, and every extension needs Building Regulations approval regardless of the planning route. Where foundations come within 3m of a neighbouring building, the Party Wall etc. Act 1996 obliges you to give adjoining owners a minimum of two months’ written notice before construction can begin. Our planning guide library sets out the rules for each borough.

House Extensions in Battersea: Questions

Which parts of Battersea are in conservation areas?

Battersea sits in the London Borough of Wandsworth, and its best Victorian streets are protected by conservation areas including the Park Town Estate, whose fine early-Victorian houses gather around Queenstown Road. If your house falls within a designated area, an extension is assessed against that protected character — so we confirm the designation before anything is drawn.

Does it matter whether my Battersea home is a freehold house or a leasehold flat when extending?

Materially. Battersea SW11 mixes Victorian terrace houses, converted period buildings and mansion flats, and the scope of what can be done changes significantly between freehold house works and lease-controlled upgrades. We establish the tenure position first, because it defines who must consent to the scheme.

Which Battersea streets suit house extensions?

The long family terraces of Latchmere Road and the streets running towards Clapham Junction are ideal for lofts and rear extensions. The early-Victorian terraces of the Park Town Estate reward a conservation-led hand, while Albert Bridge Road and Prince of Wales Drive are grand mansion-block territory facing the park — a different kind of project altogether.

How much is a rear extension in Battersea?

The London-wide cost band for a single-storey rear extension is £71,250–£112,500 excluding VAT. The family terraces of Latchmere Road and the streets running towards Clapham Junction sit at the more predictable end of that range; the early-Victorian houses of the Park Town Estate carry a conservation-led premium in design and materials.

Will my Battersea extension need party-wall agreements?

On terraced SW11 streets, plan for it. Party-wall coordination sits alongside terrace structure, freeholder approvals where flats adjoin, facade and roof restraint and residential-street access as the factors that genuinely drive an extension budget here — so we bring the neighbouring notices and the structural design forward together rather than letting one stall the other.

Local character & heritage: extending in Battersea

Battersea sits in the London Borough of Wandsworth, and extending here means working with Victorian terraces 'between the commons' and Edwardian mansion flats. Where houses and gardens allow, side-return and rear extensions open up the living space; in the many flats, the equivalent is internal reconfiguration and, where possible, lower-ground additions.

Permitted-development rights are usually restricted in Battersea's conservation areas, so most extensions need a full householder application, and conservation areas protect the terraced streets and many flats are leasehold. We design every extension to respect the period frontage and to win consent.
