Bathroom Ventilation and Mould Prevention

Plan ventilation as part of the bathroom design

Guidance reviewed 13 September 2026 · Planning information for homeowners in England

A bathroom ventilation brief should explain how moisture will be removed, how the system will be used and how it can be maintained. Choosing a fan by its appearance alone leaves the duct route, controls, noise and actual installed performance unresolved. Persistent damp or mould needs investigation of its cause; this checklist cannot diagnose the building.

Describe the room and its moisture problem

Record room use, existing ventilation, windows, heating, visible moisture and any known leaks. Note when the problem occurs and whether it changes with occupation or weather. Share this with the competent designer rather than treating all damp as a lack of extraction.

Coordinate the proposed ventilation with the rest of the dwelling. Ask how replacement air reaches the room and whether other renovation changes alter that arrangement. A new tightly fitted window or changed door detail should be considered with the ventilation design.

Resolve the route, controls and access before finishes

Questions for the ventilation designer and installer
Question Record the answer
Where does the air discharge? The proposed route, external termination and any consent or shared-building constraints.
What affects installed performance? The design assumptions for the route, fittings and selected equipment, rather than only a product headline.
How will it operate?Controls, settings and the user explanation appropriate to the chosen system.
How is it maintained?Access to parts that need inspection, cleaning or replacement without unnecessary damage.
Who checks completion? The responsible installer/designer and the commissioning or other evidence required for this installation.

Confirm the applicable design requirements

Approved Document F is the government’s ventilation guidance for England. Ask the design team to identify the edition and requirements applicable to the work and to specify how performance will be verified. Do not turn a generic extraction rate into the design for every bathroom.

Keep the system usable after handover

Ask for a demonstration of the controls and the manufacturer’s care information. Record which accessible parts the homeowner can maintain and which need a specialist. Follow the installed system’s instructions instead of applying a generic cleaning or replacement interval.

If moisture returns, note the circumstances and arrange investigation of ventilation, leaks and building fabric as appropriate. Painting over the visible symptom does not establish that the cause has been resolved. In a flat, report suspected shared-service or neighbouring leaks through the building’s agreed process.
