Art Deco Elegance Meets Modern Living

This generous 2,400 sq ft mansion flat occupies the entire second floor of a handsome 1930s Art Deco block on a tree-lined avenue in St John’s Wood. The owner wanted a pared-back, elegant interior that honoured the building’s Art Deco heritage while incorporating the comfort and technology of a modern luxury home.

The existing layout included a warren of small service rooms behind the kitchen. Our design removed these partitions to create a single, expansive kitchen-dining space with views across the communal gardens, while retaining the formal proportions of the double-aspect drawing room and library.

With no structural alterations to the building envelope, the project focused on interior fit-out: bespoke walnut and lacquer joinery throughout, Calacatta marble bathrooms, wide-plank engineered oak flooring over underfloor heating, and a fully integrated Crestron smart home system.

The freeholder’s consent process required detailed drawings and material specifications to be approved before works could commence. Our team managed this alongside the building’s managing agent, ensuring zero disruption to other residents.

Problems We Solved

Challenge

Building Management Constraints

Strict delivery windows (7:30-9:30am only), no weekend working, and shared lift access for material deliveries.

Solution

Detailed logistics schedule prepared weekly. All large items pre-measured against lift dimensions. Dust barriers maintained.

Challenge

Art Deco Proportions

Preserving generous ceiling heights and original curved plasterwork while concealing modern services.

Solution

Underfloor heating eliminated visible radiators. Smart wiring routed through existing conduit paths. Curved cornicing protected and restored.

I wanted my new home to feel like a five-star hotel but with the warmth of a private residence. The joinery is extraordinary — every drawer, every handle has been considered. The smart home system means I can control everything from my armchair.
