One Studio. One Contract. One Team.

A new St Albans bathroom is decided by where its waste can run and how its moist air gets out. In older houses and on Article 4 streets both questions end at an outside wall, so we answer them before choosing tiles.

Upstairs space in the city's Victorian houses is tight. The late Victorian villas of Granville Road and Stanhope Road are mainly two storeys, a few with small dormers, and their rearward projections were built to give a third bedroom; a second bathroom or an en suite usually has to come out of that projection, a bedroom or the roof.

Older fabric adds its own constraints. Fishpool Street and Sopwell Lane keep medieval timber frames, mostly plastered or rendered, and a bathroom set against a frame like that has to manage moisture with more care than one in a modern block.

Which St Albans bathroom works need approval

The government's guidance lists installing a bathroom that involves plumbing, and changing electrics near a bath or shower, among the alterations that may need building regulations approval. Simply replacing baths, toilets, basins and sinks is exempt, as are new power and lighting points or changes to existing circuits away from baths and showers.

Under Approved Document P, the zone surrounding the bath tap or shower head counts as a special location. Any change or addition to existing circuits within that zone must be notified, as must a brand new circuit anywhere, and an electrician registered with a competent person scheme can certify it without a separate application.

Approved Document F expects a newly added wet room to meet its relevant standards. In a room with no openable window, an extract fan needs controls of its own, and internal doors need enough of a gap beneath them for air to circulate through the house.

When an existing bathroom is refurbished, its extract fan should stay or be replaced, and a like-for-like fan connected to the cabling already in place need not be notified to building control.

Soil pipes, vents and the street

A bathroom needs a soil pipe and usually a vent, and on Cunningham Avenue the Article 4 direction brings soil pipes, vent pipes and flues on a house under planning control. The same direction covers rooflights and changes to roof materials, which matters when an en suite is planned in the roof.

Across the conservation areas the council's concern is the gradual erosion of character through unsympathetic external alterations, and in the Fishpool Street character area most buildings are covered by an Article 4 direction. We therefore run new soil and vent pipes inside the house or on a rear elevation out of public view wherever the layout allows.

Drainage below ground deserves a look too. The 2018 flood assessment reports that the sewer flooding register held by Thames Water records its largest number of incidents for a single postcode area in AL1, and suggests the river, surface water and groundwater risks there interact with the sewer network.

For a ground-floor shower room or a bathroom in a rear projection we survey the drain run with a camera, check its falls, and specify an anti-flood valve wherever the connection sits low.

Bathrooms in listed and timber-framed St Albans houses

For a listed building, Policy HE1 supports works that preserve its special interest, relate sensitively to its period and detail, and protect features and fabric of significance. Planning the soil route, boxing and fixings around that fabric is part of the design, not an afterthought, and the method is settled with the council's officers before anyone lifts a board.

The Local Plan warns that traditionally constructed buildings have their own technical requirements and that inappropriate retrofitting can cause long-term problems to their condition. Moisture from a shower is exactly that kind of risk in a timber-framed or lime-rendered house.

In those houses we keep tanking and impervious finishes to the wet zone itself, use vapour-open materials elsewhere, extract close to the source of steam, and leave access to the frame where it runs behind the bathroom wall.

Building control and how we build a St Albans bathroom

Our London team, the in-house architects, designers and structural engineers who work with Hampstead Chartered Surveyors & Building Consultancy, takes on bathroom renovations in St Albans, from a single shower room to several bathrooms in one house. Planning or listed building consent, where needed, comes from St Albans City and District Council, and building control from the St Albans and Watford shared building control service or a private registered building control approver.

We fix the waste route and the falls first, then the position of the bath or shower against the joists, so that no joist is notched beyond what the engineer allows. First-fix pipework is pressure-tested before the walls are boarded, and the tiler starts only once the substrate has been checked.

Outside St Albans, and in London rather than Hertfordshire: Project example: Maida Vale, W9. That project of ours was a whole-house refurbishment of a Victorian townhouse; its case study records bathrooms installed within that same refurbishment, the services to them routed in the renewal.

Bathroom Renovation in St Albans: Questions

Which bathroom works in St Albans need building regulations approval?

Installing a bathroom that involves new plumbing, and changing electrics near a bath or shower, may need approval; swapping like for like baths, toilets, basins and sinks does not. Electrical work in the zone around a bath or shower must be notified, though a registered competent person can certify it for you.

Can an extra bathroom or en suite go upstairs in a St Albans house?

Usually, if the waste can reach a soil stack with enough fall and the joists can take the weight. In villas like those on Granville Road the rear projection is often the natural place for it, and in the roof an en suite has to fit the loft's escape route and any limits on rooflights.

Which ventilation and wiring rules cover a St Albans bathroom?

A new wet room should meet Approved Document F, and an existing bathroom keeps its extract fan or gets a new one; a fan in a room with no openable window needs its own controls. The space around the bath tap or shower head is a special location, so new or altered circuits there are notifiable under Part P.

Does a bathroom in a listed St Albans building need consent?

It can. Policy HE1 supports works that preserve a listed building's special interest and protect features and fabric of significance, and new pipe runs, openings or extract through historic walls are the kind of change the council will want to assess. We agree with its officers what needs consent before design is fixed.

How do you scope and quote a bathroom renovation in St Albans?

We survey the room, the floor structure, the drain run and the extract route, then agree the layout and fittings with you. The written scope covers strip-out, plumbing, electrics, ventilation, tanking and finishes line by line, and the quote is built on it.

Can a soil pipe run down the front of a house on an Article 4 street?

On Cunningham Avenue any added soil pipe, vent pipe or flue needs planning permission, because the Article 4 direction covers all three. In other conservation areas we route pipes inside or to the rear wherever possible, because the council sees piecemeal external alterations eroding the character of these streets.
