A new kitchen in a Radlett house often means taking out a wall, moving the cooker and adding circuits, so the structure, the extract, the wiring and the fire protection of the stair are settled before a single unit is drawn.

Kitchens here sit in very different houses: the back room of a Victorian semi or terrace in the older centre, a detached house of the 1930s on a long garden, or a semi from the post-war years. The neighbourhood plan records how often Radlett houses are extended into larger ones, so many kitchens move into a new rear addition, while others are opened into the dining room inside the existing walls.

Garden levels shape the choice as well. The plan describes plots that are often very long and negotiate changes of level, so a kitchen opening onto the garden can meet steps, retaining walls or a lower terrace, and we survey those levels before deciding where the doors go.

Taking out walls in a Radlett kitchen

GOV.UK says you must check whether you need approval before you construct or change buildings in certain ways, and that approval under the building regulations is a different thing from planning permission. A kitchen that loses a wall can need the first with no sign of the second.

Where Radlett houses are joined, as in its Victorian pairs and terraces, a new beam seated in the shared wall means cutting into it, and taking a chimney out of that wall counts as well; both are party wall work the neighbour must be told about. A neighbour has no power to stop lawful work, but can have a say in how the work is done and when.

Fire escape changes when walls go. Approved Document B expects ground-storey habitable rooms other than kitchens to open directly onto a hall leading to an exit, or to have an escape window or door; in a house where one storey is over 4.5m above ground level, the stair should be a protected stairway enclosed in fire-resisting construction at every level.

Where a loft room is being added as well, the guidance allows a different approach: sprinklers protecting the open-plan spaces, with the cooking facilities walled off from them in fire-resisting construction, which bears directly on where an open kitchen can sit.

Cooker hoods, extract rates and new circuits

Approved Document F sets minimum intermittent extract rates in litres per second, and in a kitchen they turn on the hood: 30 if it extracts to the outside, 60 if there is none or it does not discharge outside. A hood that vents outside should sit at the height its maker specifies or, failing that, between 650mm and 750mm above the hob.

When a kitchen is refurbished, a fan already in place, or a hood that vents outside, is to be retained or renewed. Where no ventilation system existed in the room before, the refurbished one need not gain one, though extra ventilation can become necessary if the work is likely to make the house less compliant than it was before the work.

Any new circuit, whether for an oven, a hob or an island, is notifiable work under Part P: either a building notice or full plans go to building control, or the work is certified by an installer belonging to a competent person scheme.

We draw the duct route and the circuit schedule on the same sheet as the units, because the hood position fixes the duct's exit through the wall and an island decides where the floor must carry power.

Kitchen windows, garden doors and Radlett's conservation areas

New windows and doors can bring in building regulations approval, according to GOV.UK, and replacement windows should keep any background ventilators the old ones had.

In Radlett North the council gives guidance for specific buildings, aimed at alterations that would damage their character and appearance, and its extension guide asks that windows and doors on front and rear extensions reflect the existing ones.

A kitchen moved into a new rear addition follows the extension rules: within either conservation area, being article 2(3) land, the Class A rights stop at the side walls, and everywhere the council applies its 45-degree line to the neighbours' windows. Our Radlett extensions page sets those rules out.

Fitting a Radlett kitchen around the household

Kitchens in Radlett are taken on by our London team: in-house architects and designers draw the layout, our structural engineers design any opening, and Hampstead Chartered Surveyors & Building Consultancy carries out the survey. Hertsmere Borough Council deals with any planning application the scheme requires, and the work is signed off by Hertfordshire Building Control or a private registered building control approver.

At the start we agree where a temporary kitchen can go, which services must stay live, and how the rest of the house is sealed from dust.

Strip-out, structure, first-fix services and plastering come before the units, and worktops are templated only once the cabinets are fixed and level.

Before handover the extract is tested, the appliances commissioned, and the electrical and building control certificates gathered for your file.

Outside Radlett, and in London rather than Hertfordshire: Project example: Primrose Hill, NW1. That project of ours gave a three-storey Regency terrace a bespoke handleless kitchen inside a new side-return infill and full-width rear extension, where a dark, narrow kitchen had been cut off from the garden, as its case study describes.

Kitchen Renovation in Radlett: Questions

Does opening up a kitchen in a Radlett house need building regulations approval?

If structure is involved, plan on it. GOV.UK says you must check whether approval is needed before you construct or change buildings in certain ways, and to ask a building control body if you cannot decide. Where any floor of the house is over 4.5m up, the stair must also stay protected, which limits how open the plan can be.

Do new kitchen windows or doors need permission in one of Radlett's conservation areas?

It depends on the house and on any Article 4 direction, since the council says each direction places its own restrictions; Radlett North also carries guidance for specific buildings to stop alterations that damage their character. Whatever the planning position, replacing windows and doors may need building regulations approval.

What ventilation does a new kitchen need under the building regulations?

Approved Document F sets a minimum intermittent extract of 30 litres per second when the hood discharges outside, rising to 60 without one that does. On a refurbishment, existing fans and outside-venting hoods should be kept or replaced, and the work should not leave the house less compliant with the ventilation requirements than it was.

Do you take on a kitchen on its own in Radlett, or only whole-house projects?

A kitchen on its own is a project we take on, with the same survey, drawings, engineering where a wall moves, site protection and final sign-off we would give a bigger project. If it is the first part of a wider plan for the house, we design it so that later phases do not have to undo it.

How do you scope and quote a kitchen renovation in Radlett?

We survey the room and the structure around it, confirm the building control route, and draw the layout with the extract, drainage and circuits marked. The written quote lists each element, from strip-out and steelwork to units, worktops and appliance fitting, so you can see what is included.

What happens at a feasibility visit about a Radlett kitchen?

We look at how you use the room now, which walls you want to move and what sits above them, where drainage and gas run, and how a duct could reach outside. We also note whether any storey of the house sits over 4.5m up, because that changes how open the plan can be.
