In a Bushey house a new kitchen usually means moving a wall, a door or a window as well as the units, and each of those changes answers to its own rule.

Bushey's kitchens belong to very different houses. The Victorian cottages of Park Road have one ground-floor window beside the front door and a long, narrow garden behind, so the kitchen is at the back and its light comes from the garden side. Around the village green the walls may be timber framing behind later brick, while the mid-century semis and bungalows of North Bushey usually have a separate kitchen that owners want to join to the dining room.

Whatever the house, we work through the same order: the structure, then the services, then the outside wall, and only then the units and finishes.

Taking down walls for a Bushey kitchen

Removing the wall that divides a kitchen from a dining room is classed by the Building Regulations 2010 as building work when it is a material alteration: one that could, at any stage, leave the house failing a requirement it met before, Part A on structure among them. Building regulations approval and planning permission are two different things, and a kitchen can need the first without the second.

Planning seldom comes into an internal opening, since planning law excludes purely internal work from the meaning of development. Listed buildings are the exception, since listed building consent may apply to them; the High Street conservation area holds 32. Around the village green, where the appraisal records timber frames refronted in red brick, we survey the frame before any opening is planned.

In a semi or a terrace the work can reach the party wall. Cutting into it to seat a steel, or taking a chimney breast out of it, each requires the neighbour to be notified, which is separate from planning and the building regulations. The Park Road houses are mostly attached in continuous rows, so most kitchen openings there touch a shared wall.

From the survey our structural engineer calculates the beam and the walls it bears on, and the floor above is propped before the wall comes out, so the ceilings and the rooms upstairs stay sound while the opening is formed.

Extract, gas and circuits in a Bushey kitchen

Approved Document F's minimum intermittent extract for kitchens is 30 litres per second with a hood venting outside, rising to 60 if the hood is absent or recirculates. Part F is not met by a recirculating hood by itself; the hood should be no narrower than the cooker and, without a maker's figure, sit between 650mm and 750mm above the hob.

During a kitchen refurbishment, existing fans should remain or be replaced, a hood that vents outdoors included, and each should then be checked for proper function. A room refurbished without any ventilation system to start with is not required to gain one, but if the new layout would leave the house less compliant with the ventilation requirements than before, more may be needed.

Under Part P a new circuit is notifiable, so a new cooker circuit is too, whereas building in a cooker without a new circuit is not, and swapping a sink for a new one needs no approval. Fitting a gas hob, or any appliance that burns fuel, brings Part J into consideration. An electrician or gas engineer on a competent person scheme can deal with approval for their own work, and where it is unclear whether approval is needed, a building control body can say.

An open-plan kitchen also changes the escape route once a loft room above 4.5m exists or is planned. One alternative approach in Approved Document B asks for sprinkler protection across the open-plan space and for the cooking facilities to be separated from them by fire-resisting construction.

New doors and windows on a Bushey kitchen

New windows and doors can need building regulations approval in their own right. Wider garden doors also mean cutting a bigger hole in the outside wall, so the lintel goes into the engineer's design, and Approved Document B notes that cavity barriers may be needed around a replaced window.

In a conservation area, or under an Article 4 direction, changing or adding windows can itself need planning permission, and Hertsmere makes directions particularly where the public highway gives a view of the change. A garden-facing kitchen is often less exposed than a front room, but the wording of the direction for the street decides.

If the kitchen moves into a new extension, Hertsmere's design guide asks that the design, position and size of its windows and doors reflect the existing ones, with any side windows high level and fixed shut or obscure glazed; our Bushey extensions page covers the rest of that route.

Drainage gets early thought. A sink moved to an island needs a fall to the drain, and Bushey's clay, which the borough's flood assessment describes as low in permeability and prone to runoff, means rainwater off any new roof or paving has to be sent somewhere planned.

How a Bushey kitchen job runs

Our London team designs and builds kitchens in Bushey: in-house designers and architects lay out the room, our structural engineers handle any opening, and Hampstead Chartered Surveyors & Building Consultancy works alongside us. Should a change need planning permission, Hertsmere Borough Council decides it, and the building regulations work goes to Hertfordshire Building Control or a private registered building control approver.

Layout, appliance positions, the extract route and the circuits are fixed before the joinery is drawn, so the duct, the cooker supply and the waste pipes are built into the walls and floor rather than chased in later.

For clients living at home while we work, a stand-in sink and cooking point goes into another room, and the kitchen is screened away from the other ground-floor rooms while walls are opened.

Outside Bushey, and in London rather than Hertfordshire: Project example: Primrose Hill, NW1. That project of ours gave a three-storey Regency terrace a bespoke handleless kitchen inside a new side-return infill and full-width rear extension, where a dark, narrow kitchen had been cut off from the garden, as its case study describes.

Kitchen Renovation in Bushey: Questions

Does knocking through for a Bushey kitchen need building regulations approval?

Usually, if a wall that carries load comes out. Under the Building Regulations 2010 a material alteration is building work, and an alteration is material if it could at any stage leave the house failing a requirement, such as Part A on structure, that it met before. Our engineer designs the beam, and Hertfordshire Building Control or a private registered approver checks the work.

Do new kitchen windows or doors need permission in one of Bushey's conservation areas?

They can. Hertsmere says that where an Article 4 direction applies, changing or adding windows may require planning permission, and it makes directions particularly where changes would show from the public road. Replacing windows and doors can also need building regulations approval wherever the house is.

What ventilation does a new kitchen need under the building regulations?

Under Approved Document F, intermittent extract of 30 litres per second is needed where a cooker hood vents outside, or 60 litres per second where it does not, and recirculation alone will not meet Part F. When a kitchen is refurbished, fans and ducted hoods already there should be kept or replaced, then checked to confirm they work.

Do you take on a kitchen on its own in Bushey, or only whole-house projects?

Both. A kitchen on its own gets the same measured survey, engineering and building control handling as a whole-house project gets, since the wall you want removed, the route the extract can take and the circuits decide the layout before any units are chosen.

How do you scope and quote a kitchen renovation in Bushey?

The basis is a measured survey plus a layout you have agreed. We confirm the load-bearing walls, the exit point for the extract, whether new circuits or a gas supply are needed, and whether any window or door change needs permission, then quote item by item, with the building regulations and party wall steps listed separately.

What happens at a feasibility visit about a Bushey kitchen?

We inspect the kitchen, the rooms beside it, any wall you hope to remove, the floor above, the outside wall where an extract could go and the route of the drains. We date the house, note its construction, look up any conservation area or Article 4 direction afterwards, and then tell you which approvals the kitchen would need.
