The project
A full renovation of a 3-bedroom, 2-bathroom flat on The Mount, Hampstead, London NW3, completed by Hampstead Renovations. The flat has 3 bedrooms and 2 bathrooms, and the work was a full renovation of the flat.
We publish only what is recorded for this job: where it is, the size of the flat and the scope. The sections below explain how a flat renovation in Hampstead is planned, so you can see what a project like this involves.
The Mount and the Hampstead conservation area
Camden's guide describes Hampstead's 18th-century village core of narrow passageways, steep lanes and small squares, surrounded by streets largely developed in the 19th century. The statement divides the conservation area into eight sub areas, from Heath Street/High Street and Church Row/Hampstead Grove to Frognal and the outlying areas.

The lease comes first
LEASE advises that, depending on the lease terms, a leaseholder might need the landlord's permission before making any alterations, even with planning permission or building regulations approval. Even where a lease allows alterations, other clauses can restrict the work: a clause that floors must be carpeted might prevent laying wooden or laminate flooring.

So before drawings are finalised we read the lease with the owner, list the consents the landlord or managing agent will want, and design the floors, wet rooms and services to suit the building.
Windows and the street front
Camden's Hampstead Article 4(1) Direction applies to the fronts of properties and the sides that face the street, and covers houses and houses converted to flats. On those elevations, replacing part or all of any window or door now needs planning permission. Secondary glazing does not, and its meeting rails should line up with the existing window's glazing bars.

How we run a Hampstead flat renovation
We survey the flat, agree the brief and produce the drawings, with our own architects and engineers coordinating the structure, services, kitchen, 2 bathrooms and joinery under one design-and-build appointment. Electrical work is certified to BS 7671 by a registered competent person, and finished work carries a 12-month defects liability period.
In Camden, noisy building works may be carried out without authorisation from 8am to 6pm Monday to Friday and from 8am to 1pm on Saturday, and should not take place outside those hours or on Sundays and bank holidays without authorisation. We plan deliveries and noisy stages around those hours and protect the building's shared parts while we work.
