A new kitchen in a Weybridge house can mean rethinking the ground floor: which wall comes out, where the extract duct runs and what the new circuits need. We settle those before you choose a single unit.
Weybridge kitchens sit in very different houses. Off the High Street and along Bridge Road they are in Victorian and Edwardian brick houses with sash windows; at Templemere the Span houses were designed with living, dining and kitchen spaces open to each other and a stair rising from them; around Oatlands they are in 20th century houses on medium to large plots, and in Weybridge Park in large detached houses.
Because conservation area status leaves a house's internal layout alone, the kitchen itself is not a conservation area question. What shapes it is structure, extract ventilation and electrical work, and in a listed house the protection that listing gives to the interior.
The houses a Weybridge kitchen is built into
North of the High Street the roads are mostly Victorian and Edwardian, many in red brick with grey or red roof tiles and sash windows, and Bridge Road has modest but well-built Edwardian houses.
Further out, the 2012 companion guide, which the Design Code replaced for applications made after 6 January 2025 and which we use here only to describe the town, found mainly 20th century two-storey houses on medium to large plots around Oatlands Park and York Road, and large two-storey detached houses in Weybridge Park.
Older and newer houses can differ in how their walls and ground floors are built, so we check the construction of the particular house before planning drains, ducts and openings.

When a Weybridge kitchen needs permission
The council's conservation area guidance says the internal layout of a house is unaffected by designation, so refitting a kitchen inside the existing walls is not a conservation area matter. Listing changes that, because statutory listing covers internal features, and changes affecting them need listed building consent with a Heritage Statement.
Outside the walls the picture changes. On a house in a conservation area, a new chimney, flue or soil and vent pipe on a wall or roof slope that fronts a highway and forms the principal or a side elevation falls outside Class G permitted development.
So we take boiler flues and soil pipes to the back of the house, and keep the cooker hood's outlet off the street front too.
Where a kitchen does need an application, for a listed house or a new extension, it is decided by Elmbridge Borough Council until 31 March 2027; East Surrey Council from 1 April 2027.
Where the new kitchen moves into an extension, the extension rules apply as well; our Weybridge extensions page covers them, and we draw kitchen and extension as one scheme.

Joining the kitchen to the dining room
Removing or cutting into a wall that carries load is a structural alteration, which the council lists among the work that may need building control approval.
At Templemere the houses are of cross-wall construction with brick flank walls, and were planned with open living, dining and kitchen spaces and open stairs to the first floor.
In a Span house that usually means reorganising an already open plan rather than taking walls down. In a Victorian or Edwardian house we open a small area of ceiling and wall first to see the joist direction and what the wall carries; the engineer then sizes the beam and padstones, and temporary support is agreed before the wall comes out.
If a new beam bears on a wall shared with the house next door, cutting into that party wall to take the bearing needs notice under the Party Wall etc. Act 1996.

Extract and electrical rules for a Weybridge kitchen
Approved Document F expects existing extract fans and cooker hoods that vent outside to be kept or replaced where building work is done in a kitchen, with their performance checked. A hood that only recirculates the air does not by itself satisfy Part F, and a hood should span at least the full width of the cooker. These are the terms of the 2021 edition. For buildings subject to the 2026 standards gov.uk points to Approved Document F (2026) instead, and earlier versions still govern buildings under previous standards, so we confirm which applies to your house.
Swapping a fan or hood on its existing cabling does not have to be notified to building control. A new circuit is notifiable, and so is a new consumer unit; a built-in cooker becomes notifiable work only when it needs a new cooker circuit.
If your electrician belongs to a competent person scheme, they certify the work and you make no separate application. Otherwise it goes to Elmbridge Building Control Services (EBCS), for Elmbridge Borough Council, until 31 March 2027, and from 1 April 2027 the provider named by East Surrey Council, or to a registered approver.
We route the extract duct before the wall units are drawn: through an outside wall where possible, or between the joists to the rear elevation, keeping terminals off the front of the house.

Fitting a kitchen while the family lives at home
Worktops and appliances arrive on large vehicles, and the A317, A3050 and B374 through Weybridge are congested at peak times, so we book those deliveries for the quieter part of the day.
If you are living at home during the work, we set up a temporary kitchen in another room, seal the work area behind dust screens, and protect the hall floor and stairs along the route in.
Units and worktops are templated from the finished, plastered walls rather than from the drawings, so the stone is cut once and the cabinets meet the walls without filler strips.
Outside Weybridge, and in London rather than Surrey: Holland Avenue, Wimbledon SW20. That completed project of ours combined a loft conversion, a double-storey extension to the rear and side, and a whole-home refurbishment, as its case study describes.

Kitchen Renovation in Weybridge: Questions
Does a kitchen refit in Weybridge need planning or other permission?
Being in a conservation area does not by itself bring the kitchen into planning: the council's guidance says designation leaves a house's internal layout unaffected. Owners of listed houses need consent before altering protected internal features, and building regulations still apply to new circuits and structural work wherever the house is.
Can a Weybridge kitchen and dining room be knocked into one?
That depends on the wall. Removing a loadbearing wall is a structural alteration that may need building control approval, with a beam designed by the structural engineer. In a Templemere house the brick cross walls carry the structure, so the plan is reworked around them.
Which ventilation and electrical rules apply to a new Weybridge kitchen?
Under the 2021 edition of Approved Document F, keep or replace any existing extract, and use a hood that ducts outside, since a recirculating hood alone does not meet Part F; where a building is subject to the 2026 standards, the 2026 edition governs instead. Adding a circuit or changing the consumer unit is notifiable, and is signed off either by a scheme-registered electrician or through building control.
How is a Weybridge kitchen renovation scoped and quoted?
From a measured plan and a schedule that separates the building work, the services and the fitted kitchen. Structural work, new circuits and the extract route are priced as their own lines, so the shell of the room is clear before you choose units and worktops.
What building regulations sign-off will a kitchen renovation in Weybridge need?
It depends on the work. Any added circuit or replaced consumer unit has to be certified, and a removed loadbearing wall is a structural alteration that may need approval. The approving body is Elmbridge Building Control Services (EBCS), for Elmbridge Borough Council, until 31 March 2027, and from 1 April 2027 the provider named by East Surrey Council, or a registered approver, and we keep every certificate for your records.
Which drawings or photographs should I have ready for a kitchen feasibility visit in Weybridge?
Any plans from when the house was built or extended, photographs of the joists if boards in the room above have ever been lifted, and a note of where the gas and water meters are. Pictures of kitchens you like help with layout; finishes can wait.
