An Oxshott kitchen renovation is often in a large detached house, and can mean joining the kitchen to a dining or family room. Structure, ducting and waste runs are resolved first, and only then is the layout drawn.
Where an Oxshott kitchen sits on the garden side of the house, looking out over planting and perhaps a slope, that shapes the brief: glazed doors to the garden raise questions of levels and thresholds, an extract duct has to find its way to an outside wall, and a new opening into the dining room needs a structural answer before any cabinet is chosen.
In a newer house the job may be a reconfiguration of a kitchen that is already fairly modern; in an older one it can mean renewing the services back to the consumer unit as well. We find out which at the first visit, because it changes what the regulations ask for.
Regulations that apply to an Oxshott kitchen
Refitting the kitchen inside an Oxshott house does not amount to development: section 55 of the Town and Country Planning Act 1990 excludes works that affect only a building's interior. Planning comes in when the outside changes, for example a new window, wider garden doors or an extension, and on a listed house, where internal works that alter its special character need Listed Building Consent.
Ventilation is covered by Approved Document F. The points here are from its 2021 edition: gov.uk lists a 2026 edition for buildings subject to the 2026 standards and says earlier versions continue to apply to buildings under previous standards, so we confirm which one your kitchen falls under. Once building work takes place in the room, any fan or outside-venting hood already there should stay or be renewed, and anything retained should be tested to confirm it works. Where the room had no ventilation system at all, the refit need not add one, though more ventilation may be called for if the refit risks making the house less compliant than it was.
Recirculation alone, with no duct to fresh air, does not count as Part F ventilation, which is why we plan a duct to an outside wall wherever the hob ends up. Changing a hood or fan for a new one on the same cabling is not notifiable.
If a combustion appliance is installed in the kitchen while building work is carried out there, Part J of the regulations has to be considered as well.
Electrics fall under Approved Document P, which makes adding a circuit or swapping the consumer unit notifiable, so a hob or oven that needs a dedicated new circuit brings the job into scope. If an electrician registered with a competent person scheme does that work, you need not apply for approval yourself.

One room from two: kitchen and dining room
Removing or cutting through the wall that divides the two rooms counts as a structural alteration, one of the categories the council's guidance flags as possibly needing building control approval. For an Oxshott address, approval is given by Elmbridge Building Control Services (EBCS), for Elmbridge Borough Council, until 31 March 2027, and from 1 April 2027 the provider named by East Surrey Council, or a registered building control approver if you prefer.
Before any demolition, our structural engineer works out what the wall supports, whether floor joists, a chimney breast or a wall on the floor above, and sizes a steel or timber beam with suitable bearings. We expose the ends of the wall and the floor above it early, so the design is based on what is actually there.
Listing protects interior features as well as the outside of a building, so on a listed house even an internal opening can need consent. We check every older house on Explore Elmbridge or the National Heritage List for England before the kitchen plan is drawn.

Kitchens, gardens and levels in Oxshott
The council's 2012 character guide for the area, which the Design Code has replaced for new applications, describes Oxshott houses, mostly medium to large and detached, set back in mature gardens with trees front and back, and notes significant changes in level, with steeper sections often wooded. Before setting the floor and threshold of any new garden doors, we survey the levels outside the kitchen.
When a kitchen grows into an extension, the tree rules come with it. The council asks for information to BS 5837:2012 when building near a tree, and permitted development that may affect protected trees still needs permission; our Oxshott extensions page explains that route.
Drainage deserves a look as well. The council's 2024 flood assessment records 18 properties affected by sewer flooding in the KT22 postcode area, which covers the east of the settlement area, so where a kitchen floor sits low we check whether the new waste connection needs protection against backflow.

Planning the room before the units
We draw the kitchen around its fixed points first: where the duct can leave the building, the soil stack and drain run, the gas supply if there is one, and the consumer unit. The run of units is laid out only after those are settled.
Appliance positions are agreed early, so circuits, isolators and ventilation openings are formed before plastering rather than chased in afterwards.
Where two rooms are joined, the floor is levelled across the old wall line, and any underfloor heating is planned with the floor build-up and the thresholds to the garden.
While the kitchen is out of action we can set up a temporary one elsewhere in the house, and the hall and stairs that carry every delivery are protected from the first one to the last.
Outside Oxshott, and in London rather than Surrey: Holland Avenue, Wimbledon SW20. That completed project of ours combined a loft conversion, a double-storey extension to the rear and side, and a whole-home refurbishment, as its case study describes.

Kitchen Renovation in Oxshott: Questions
Does an Oxshott kitchen refit need planning permission?
Not usually for the kitchen itself, because section 55 of the Town and Country Planning Act 1990 does not treat purely interior works as development. Permission comes in where the outside changes or the house is listed. The building regulations, though, still cover new circuits, ventilation and any structural opening.
Can my kitchen and dining room in Oxshott become one room?
It can, once our engineer has checked the load on the dividing wall and designed the beam that replaces it. Taking the wall out is structural work that can need building control approval, and on a listed house Listed Building Consent may be required too, since the listing extends to internal features.
How do the extract and wiring rules affect a kitchen in Oxshott?
The 2021 edition of Approved Document F (a 2026 edition covers buildings subject to the 2026 standards) expects an existing fan, or a hood venting outdoors, to stay or be renewed, and says recirculation alone does not satisfy Part F. Approved Document P makes adding a circuit or changing the consumer unit notifiable, and when an electrician registered with a competent person scheme does it, you need not apply for approval yourself.
How is a kitchen in Oxshott priced?
We survey the kitchen and its neighbouring rooms, trace the drains, gas and electrics, and agree the layout and appliance list with you. The price then follows the specification and drawings, with building work, services and joinery listed in separate sections, each one itemised.
Who checks an Oxshott kitchen against the building regulations?
Where approval is needed, Elmbridge Building Control Services (EBCS), for Elmbridge Borough Council, until 31 March 2027, and from 1 April 2027 the provider named by East Surrey Council, or a registered building control approver you appoint. Where an electrician registered with a competent person scheme does the wiring, you need not apply for that part yourself.
What do you look at on a kitchen feasibility visit in Oxshott?
The kitchen and any room you might join to it, the likely route for a duct to an outside wall, the drains and the consumer unit, and the garden levels if new doors are planned. You come away knowing what is straightforward, what needs an engineer and whether any consent is involved.
