One Studio. One Contract. One Team.

A Weybridge bathroom renovation turns on three practical questions: where the waste can run, how the room will be ventilated, and what electrics sit close to the bath or shower. We answer those before anyone picks a tile.

Several kinds of older Weybridge house already use their roofs. Around Monument Green some houses have accommodation in the attic served by gables, and some larger houses around Portmore Park Road have attic rooms, some original and some converted. An attic room is one place a second bathroom can go, which puts the drainage route and the floor structure ahead of the fittings.

At Templemere the bathroom sits inside a Span plan built around a central circulation core between brick cross walls, so it is planned within that structure rather than across it.

Permission for a new or replacement bathroom

Replacing a bathroom inside a house does not become a planning matter because of a conservation area, since the council's guidance says designation leaves the internal layout untouched. In a listed house the position differs: listing extends to internal features, so work affecting them needs listed building consent.

Building regulations come in more often. Two items on the government's list of alterations that may need approval apply directly: plumbing in a new bathroom, and altering the electrics close to a bath or shower.

Outside, Class G withholds permitted development for a new soil and vent pipe on a conservation area house wherever the pipe would sit on the front or a side of the house and that face looks onto a road.

We therefore plan new stacks inside the house or on the rear wall, boxed in where they cross a room, and keep the street elevation as it is.

Finding room for another bathroom in a Weybridge house

In the town centre buildings are generally two and three storeys and often use their roof spaces; at Monument Green some houses have accommodation in the attic served by gables; and near Portmore Park Road some larger houses have attic rooms, original or converted. The first and last of those points come from the council's 2012 companion guide; the 2024 Design Code has replaced it for applications submitted after 6 January 2025, so we use it only to describe the town.

The deciding factor is usually the fall to the soil stack. We find the stack and the main drain run at the visit, then place the WC, shower and basin so their wastes reach it by gravity wherever the floor depth allows.

Plastering and putting up shelves or cabinets on a shared wall are minor works that need no party wall notice, but chasing a stack into a party wall, or otherwise cutting into it, brings in the Party Wall etc. Act 1996, and your neighbour must be given notice.

Templemere's Span houses have open plan interiors with circulation in the core and brick flank walls of cross-wall construction.

In those houses we keep a new or enlarged bathroom on the existing service runs and inside the cross walls, so neither the structure nor the glazed fronts change.

Extract fans and electrics near the bath

When a bathroom is refurbished, Approved Document F expects any existing fan to be kept or replaced and checked that it works. Where the original room had no ventilation system, a new one is not required, unless the work would leave the house less compliant with the ventilation rules than before. Those points come from the 2021 edition of Volume 1; gov.uk also lists a 2026 edition for buildings subject to the 2026 standards, while earlier versions still apply to buildings under previous standards, so we confirm which one governs your bathroom.

Around a bath or shower, Approved Document P defines a special location in which even minor additions and alterations to existing circuits are notifiable, as are new circuits.

That work can be certified by an electrician registered with a competent person scheme, or by a registered third party, instead of through building control.

We fix the fan position and duct route on the drawings before the tiling is set out, so the grille lands on a tile joint and the duct falls away from the fan to the outside wall.

Inspections and certificates for a Weybridge bathroom

Where the work needs approval, it goes to Elmbridge Building Control Services (EBCS), for Elmbridge Borough Council, until 31 March 2027, and from 1 April 2027 the provider named by East Surrey Council, or to a private registered building control approver. Any planning question goes to Elmbridge Borough Council until 31 March 2027; East Surrey Council from 1 April 2027.

Approval matters at resale: without it you will not have the certificates of compliance you may need when you sell.

We pressure-test new waste and supply pipework before it is boxed in, photograph the waterproofing before tiles go on, and file the electrical certificate with the building control completion paperwork for your records.

Outside Weybridge, and in London rather than Surrey: Holland Avenue, Wimbledon SW20. That completed project of ours combined a loft conversion, a double-storey extension to the rear and side, and a whole-home refurbishment, as its case study describes.

Bathroom Renovation in Weybridge: Questions

Is permission needed to replace the bathroom in a Weybridge house?

Not planning permission for the room itself, because designation leaves a house's internal layout unaffected, unless the house is listed. New plumbing, and electrics near the bath or shower, may still fall under the building regulations.

Where in a Weybridge house can an extra bathroom go?

Wherever the waste can reach the soil stack with a proper fall and an extract fan can vent outside. In some older Weybridge houses that includes an attic room; the council's documents record attic accommodation at Monument Green and around Portmore Park Road.

How do the ventilation rules apply to a Weybridge bathroom?

Under the 2021 edition of Approved Document F, an existing extract fan should be kept or replaced, and checked that it works. If the room had no ventilation before, that edition does not require one, unless the refurbishment would leave the house worse off against the ventilation requirements than before. Buildings subject to the 2026 standards follow the 2026 edition instead.

How is a Weybridge bathroom renovation scoped and priced?

We measure the room, lift a board to see the joists and pipe runs, and list the work in order: strip-out, first fix, waterproofing, tiling, sanitaryware and second fix. Each stage is priced on its own line, with tiles and sanitaryware shown at the level you choose.

Who inspects a bathroom renovation in Weybridge for the building regulations?

For work that needs approval, Elmbridge Building Control Services (EBCS), for Elmbridge Borough Council, until 31 March 2027, and from 1 April 2027 the provider named by East Surrey Council, or a private registered approver of your choosing. Wiring inside the special location around the bath can instead be signed off by an installer on a competent person scheme.

What happens at a feasibility visit for a bathroom renovation in Weybridge?

We look at where the soil stack and drains run, lift a board where we can to see the joists, check the existing fan and its outlet, and note the electrics near the bath or shower. We also look at the rooms below for any sign of past leaks before suggesting a layout.
