In a Cobham bathroom the work behind the tiles decides how it performs: where the waste falls, where the extract goes, and what the electrician may do near the bath or shower.

In a two-storey cottage or a Victorian pair we usually have to fit a new bathroom inside the existing walls and roof, with the extract leaving through a wall and the waste finding a fall to the existing stack.

Where a detached house on a larger plot has space for an en-suite or a second bathroom, the planning is about where the drainage can run and how a new wet room joins the house's ventilation, not whether the room fits.

What a Cobham bathroom needs approved

Gov.uk lists installing a bathroom that will involve plumbing, and changing electrics near a bath or shower, among the alteration jobs that may need building regulations approval.

Approved Document P makes any addition or alteration to circuits in a special location notifiable, and in a room with a bath or shower that means the space around the bath tap or shower head; any new circuit is notifiable too. Replacements, repairs and maintenance are not. If the electrician is registered with a competent person scheme, you need not apply for approval yourself.

The building control body is Elmbridge Building Control Services (EBCS), for Elmbridge Borough Council, until 31 March 2027, and from 1 April 2027 the provider named by East Surrey Council. A private registered approver is the alternative.

Planning permission rarely comes into it. The planning act does not count works confined to a building's inside as development. The exceptions are outside: in a conservation area, a soil and vent pipe on a wall or roof slope that fronts a highway and forms the principal or a side elevation falls outside permitted development, and any change to a listed house, inside or out, may need listed building consent.

Extract and air in a Cobham bathroom

When a bathroom is refurbished, the 2021 edition of Approved Document F expects existing fans to be retained or replaced, and any that are kept to be checked. Where the room had no ventilation, it does not require one to be added, though additional ventilation may be necessary if the work is likely to make the house less compliant than it was.

A bathroom where there was none counts as adding a wet room. Whole-house ventilation should then be extended, extract ventilation provided, and internal doors should let air move through the house, which is why we leave a gap under new bathroom doors.

Gov.uk now also lists a 2026 edition of Approved Document F, for buildings subject to the 2026 standards, while earlier versions continue to apply to buildings under previous standards. We check with building control which edition governs your bathroom before the extract is specified.

Replacing a fan on its existing cabling does not have to be notified to building control. Wiring it from a new circuit is notifiable.

Where a new bathroom fits in a Cobham house

In the Cobham Conservation Area's much-altered older houses, the appraisal notes that later fronts can often hide earlier window patterns, some of which survive at the side or rear. Those back walls are where pipework and extract usually want to go, so we survey them before fixing the layout.

Shared walls need care. The party wall guidance treats plastering, rewiring and drilling for shelves or cabinets as minor, but cutting into a party wall, for a recess or a pipe chase, needs notice to the neighbour.

A boiler or other combustion appliance in the bathroom brings Part J of the Building Regulations into the design as well.

We find a route for the waste with a proper fall to the existing stack or drain before anything else, and we treat a pumped waste as a last resort.

Floors are lifted to check the joists before a bath or a stone floor adds weight, and our engineer specifies any strengthening. Wet areas are tanked, tiles are set out from the room's centre lines, and access panels are left where the services need them.

Outside Cobham, and in London rather than Surrey: Holland Avenue, Wimbledon SW20. That completed project of ours combined a loft conversion, a double-storey extension to the rear and side, and a whole-home refurbishment, as its case study describes.

Bathroom Renovation in Cobham: Questions

Do I need permission to replace a bathroom in Cobham?

Rarely planning permission: the planning act does not treat work confined to a house's inside as development. Building regulations may still apply, to new plumbing for instance, or to wiring near the bath or shower. A listed house needs the council's consent for work touching its special interest, and in a conservation area a new soil pipe on a street-facing front or side wall falls outside permitted development.

Where in a Cobham home could a new bathroom fit?

Wherever the waste can fall to the stack or drain and the extract can reach outside, which usually means a room with an outside wall at the back or side of the house. We check the joists for the load and, where the house is joined to a neighbour, whether any pipe chase would cut into the party wall, which needs notice to the neighbour.

What do the ventilation rules mean for a Cobham bathroom?

Under the 2021 edition of Approved Document F, keep or replace the existing extract and check it works. If there was none, you need not add one, though more ventilation may be needed if the work is likely to make things worse. A completely new bathroom counts as an added wet room, so extract ventilation should be provided and internal doors should let air move through the house. Gov.uk also lists a 2026 edition for buildings subject to the 2026 standards, so we confirm which edition applies.

How do you scope and quote a bathroom renovation in Cobham?

After a survey of the room, the joists and the drainage route. The scope lists strip-out, any structural work, plumbing and waste, extract, electrics, tanking, tiling and the fittings you choose, and the price is built from that list. Where the floor or wall condition can only be confirmed on opening up, we say so in the scope.

How is building control arranged for a bathroom renovation at a Cobham address?

Through Elmbridge Building Control Services (EBCS), for Elmbridge Borough Council, until 31 March 2027, and from 1 April 2027 the provider named by East Surrey Council, or through a private registered approver. Electrical work in the bathroom can be certified by an electrician registered with a competent person scheme.

What should I have ready before a feasibility visit about a bathroom renovation in Cobham?

A sense of who will use the room and how, any fittings you already like, and access to the loft and to any drain covers outside so we can trace the waste. Let us know about any listing or conservation area status, because that affects what can change on the outside walls.
