The embodied carbon problem

A commercial fit-out produces 100–200 kg CO₂e per sqft in embodied carbon alone — materials, transport, fabrication, installation. A 10,000 sqft fit-out embeds 1–2 million kg CO₂e. Operational energy adds more over the fit-out life.

Reducing fit-out embodied carbon in 2026 requires specific, measurable interventions — not generic sustainability claims.

Retain what works

The single highest-impact sustainable intervention: retain existing elements rather than replacing.

• Retain ceiling grid and tiles where condition allows — savings 8–15 kg CO₂e/sqft
• Retain access floor panels — savings 4–8 kg CO₂e/sqft
• Retain HVAC distribution where modifications are feasible — savings 15–25 kg CO₂e/sqft
• Retain partitioning with repaint and face-refurbishment — savings 3–6 kg CO₂e/sqft

A 'retain-first' strategy on a typical fit-out saves 30–50 kg CO₂e/sqft — more than any single new-product intervention.

Material choices that matter

1. Carpet tile

   Interface, Milliken and Desso offer carbon-negative products. Savings 5–12 kg CO₂e/sqft vs standard.

2. Plasterboard

   British Gypsum GTEC range: 40% lower carbon than standard gypsum. Readily available.

3. Paint

   Earthborn, Edward Bulmer, Lakeland: low-VOC, plant-based pigments. Premium cost (+40–100%) but genuinely different.

4. Insulation

   Hemp, wood-wool, sheep-wool alternatives to mineral fibre. Higher cost, better IAQ and carbon profile.

5. Timber veneer

   FSC-certified from British/European forests. Avoids tropical hardwoods with high transport carbon.

6. Paint primer

   Bio-based primers (e.g. Earthborn Claypaint) replace petrochemical-based. Marginal cost, significant cumulative impact.

Circular-economy suppliers

London suppliers offering second-life furniture and materials at commercial scale:

Waste diversion in practice

A well-run commercial fit-out achieves 85–95% waste diversion from landfill:

• Strip-out — segregated metals (steel, copper, aluminium), plasterboard (to recyclers), timber (to biomass or reuse), carpet (to manufacturer take-back)
• Construction waste — segregated timber offcuts, plasterboard, metal, packaging
• Residual waste — general waste rarely exceeds 10–15% of total

Waste manifests track each load: tonnage, destination, disposal method. Essential for BREEAM Wst 01 and credible sustainability reporting.

Operational sustainability in fit-out design

Beyond embodied carbon, how the fit-out operates day-to-day matters:

• LED lighting with DALI — 50–70% energy saving vs fluorescent; 75–85% vs halogen
• Presence detection — further 20–30% saving on lighting load
• HVAC recommissioning — 15–25% savings typical on poorly-tuned systems
• Smart metering — enables behaviour change through visibility
• Natural ventilation where possible — mixed-mode designs reduce HVAC load

Reporting and verification

Credible sustainability reporting requires third-party verification:

• Embodied carbon reports to RICS Whole Life Carbon Assessment methodology
• BREEAM or WELL certification with post-occupancy verification
• Waste manifests documented per load, with destination and diversion rates
• EPC verification post-fit-out

Common greenwash traps

1. "All-LED" fit-out

   LED is 2026 baseline, not sustainable differentiator. Claim is aesthetic, not substantive.

2. "Low-VOC paint"

   Low-VOC is now mandatory under COSHH; not a genuine upgrade.

3. "Carbon-negative materials"

   Some genuinely are; many rely on accounting tricks. Demand third-party certification.

4. "Circular economy" with 5% reclaimed content

   Genuine circular specification requires 30%+ reclaimed/recycled content with documentation.
