Start with the bespoke joinery brief

Start with what the furniture needs to hold and how you use the room. Record alcoves, ceiling heights, skirtings, sockets and radiator positions before setting cabinet depths or door swings. Keep the details worth retaining in the measured brief.

Agree internal layouts, lighting, ventilation, hardware and finish samples before manufacture. Drawings should show how new joinery meets uneven walls and existing cornices, and how access for installation will work.

The local building context

Camden’s Highgate Conservation Area appraisal, adopted in October 2007, distinguishes Highgate Village, Fitzroy Park, Waterlow Park and cemeteries, the Whittington Hospital, and Merton Lane/Millfield Lane. Its different settings help explain why a compact terrace and a house in a larger garden plot need different renovation briefs.

Use the relevant appraisal to identify the fabric and setting worth retaining. For your own property, record existing levels, daylight, stairs, windows and service routes before changing the layout. This is a practical survey checklist, rather than a claim that every Highgate home has the same construction or planning constraints.

For a flat, add the lease, floor construction, shared drainage and common access to the brief. For an individual bathroom, establish the water supply, soil stack and extract route first. These checks help you compare a focused room renovation with work coordinated across the wider property.

Local design and consent context

Conservation-area designation and an Article 4 direction are different controls. A direction removes specified permitted-development rights for specified land or properties; it does not mean every internal or external alteration automatically needs planning permission. Check the actual direction, map or schedule and the proposed work.

Use the Highgate conservation maps for Camden or Haringey as applicable, and the separate Islington map for addresses within Highgate Hill/Hornsey Lane. Do not carry another neighbourhood’s direction across to your property or assume that an address outside one map has no other controls.

Neighbourhood-plan policies inform the assessment of relevant planning proposals. They do not create a blanket requirement for planning permission for ordinary internal refitting, or replace listed-building consent, building control or a landlord’s required permission.

Access and site planning

For Camden addresses, ordinary noisy building work without special authorisation is limited to 8am–6pm Monday to Friday and 8am–1pm Saturday; authorisation is needed outside those hours, including Sundays and bank holidays. For Haringey or Islington addresses, confirm that council’s current requirements. Check any tighter building rules or site-specific conditions and agree neighbour communication before work begins.
