Bespoke joinery in Belsize Park
Fitted storage, cabinetry and the room around it.
Discuss your projectStart with the bespoke joinery brief
Start with what the furniture needs to hold and how you use the room. Record alcoves, ceiling heights, skirtings, sockets and radiator positions before setting cabinet depths or door swings. Keep the details worth retaining in the measured brief.
Agree internal layouts, lighting, ventilation, hardware and finish samples before manufacture. Drawings should show how new joinery meets uneven walls and existing cornices, and how access for installation will work.
Read the villa and its neighbour together
Camden's Belsize guide distinguishes paired Italianate villas from later red-brick houses with Arts and Crafts detail. Begin by establishing which building type you have. A drawing of the proposed room alone will not explain whether its new opening, roof connection or external service route fits the wider composition. Include the adjoining half of a pair in the survey photographs, and record the cornice, window arrangement and boundary before deciding which details can be changed. Inside, identify the features you want to retain rather than using a generic finish schedule for every room.
Check the views behind the street frontage
The Belsize statement notes views of rear elevations from adjoining streets, including from Belsize Park Gardens. For the design brief, take photographs from the approaches where the work might be seen and mark those viewpoints on the plan. Test a proposed rear wall, rooflight or dormer in those views before concentrating on the internal layout. A rear position should not be treated as proof that an alteration is hidden. Record which parts of the existing building are original, which have already been altered, and where the evidence is incomplete; a neighbour's addition is a question to investigate, not an automatic precedent.
Resolve the junctions with retained features
Belsize's June 2026 guide favours retaining historic features and distinguishes repair from replacement. Prepare a room-by-room record of the timberwork, plaster profiles and openings affected by your proposal. For fitted furniture, draw how end panels meet skirtings, shutters and window reveals, with access to services still available. If new construction meets an existing elevation, include a larger-scale junction detail and a material sample in the brief. Keep an undecided repair item visible in the specification instead of allowing it to become an assumed demolition item when quotations are compared.
Turn the building record into a workable scope
For a converted Belsize villa, establish the actual ownership of the proposed work area, the route through shared parts and the position of services serving other homes. These are checks for the individual building, not conditions that can be established from NW3. Mark a proposed delivery route on the measured plan and compare its tightest turn with the largest component to be installed. Record how retained doors, stairs and finishes will be protected. Ask the designers to separate confirmed dimensions from opening-up investigations so the quotation makes clear which decisions are still dependent on access to the structure.
