Loft conversion in Wanstead
Test the roof space before settling on a layout.

A measured roof survey should establish headroom, structural spans and where a staircase could meet the floor below. Plan the stair, escape route, insulation and building services together before treating the loft as another room.
Compare the proposed roof shape with the address-specific design guidance below. Record chimneys, shared walls and neighbouring rooflines, then ask the appointed designers to identify the structural work and consents the proposal needs.
The local building context
Wanstead Village Conservation Area, designated in 1970, is shaped by three open spaces: George Green to the south, Christchurch Green in the centre and the War Memorial and Tarzy Wood area to the north. Its March 2006 appraisal finds buildings from Georgian to contemporary, among them commercial buildings, townhouses, terraces and detached suburban houses. The late Victorian terrace of Spratt Hall Road sits on small plots, close together, in yellow or brown stock brick. Wanstead Grove, a separate conservation area since 2009, is described in 2025 as well-preserved late Victorian and Edwardian suburban housing.
Snaresbrook Conservation Area, designated in 1970, runs about a mile from Hollybush Hill to Bedford Road, its 1993 scheme says. Planning Data’s map places listed buildings at 57 Snaresbrook Road, E11, and 23 and 25 Woodford Road, E18, inside it. In 2001 the council called The Drive the heart of the area: separated from Woodford Road by the Woodford Slip green, it has individually designed late Victorian and Edwardian detached houses, from bungalows to three storeys. Wanstead Park Conservation Area includes interwar and slightly later houses on Overton Drive, Blake Hall Road, Draycot Road, Raynes Avenue and Warren Drive.
Snaresbrook Conservation Area spans the E11 and E18 postcode districts, and Wanstead Park and Wanstead Village are the names of council wards as well as conservation areas, so neither a postcode nor a place name settles the council or the controls that apply. The three Article 4 directions on house alterations follow their own lines: one covers numbers 1 to 47 Spratt Hall Road, except the police station, another 2 to 48 The Drive, and a third the whole Aldersbrook and Lake House Conservation Area. For the exact property, confirm the council, then consult its conservation map and Article 4 list, the statutory list, the title or lease, and any earlier applications.

Local design and consent context
The direction for 1–47 Spratt Hall Road, made in 2012 to 2013, removes rights for alterations that front the highway, including new windows and doors, and also covers front roof slopes, porches, front hard surfaces, chimneys, front boundaries, painting front brickwork and solar equipment. The direction for 2–48 The Drive was made on 2 May 2001; it covers front windows, doors and features, roof coverings and rooflights, porches and front-garden hard surfaces. The council lists both as current.
The Aldersbrook and Lake House direction, made on 28 October 2020, applies to the whole conservation area. It covers alterations to the front, side and rear elevations, including window replacement, roof alterations such as roof lights or new roof coverings, porches, hard surfaces, exterior painting, demolishing gates, fences and walls, and solar equipment. The council’s list has no direction for the Wanstead Grove or Wanstead Park conservation areas, and in 2007 the Wanstead Park scheme judged one unjustified for its houses.
Wanstead Grove’s 2025 plan names out-of-scale roof extensions, replacement windows and doors, excessive rooflights and inappropriately large dormers as harmful, records many hip-to-gable roof alterations on Grosvenor Road (east) and the Counties Estate, and warns that further building on large gardens along The Avenue and Grove Park would harm the conservation area.

Access and site planning
Redbridge requires a licence for a skip unless it will stand on your own property, such as a driveway, and separate licences for scaffolding or hoarding on the public highway. A skip placed on parking spaces needs a parking suspension as well as the skip licence; bays can be suspended for building works, and the council gives its decision within seven working days. On Spratt Hall Road, where the houses sit close together on small plots, agree where the skip, scaffold and deliveries will go before the start date is fixed.
