Planning & Architecture in Hampstead Garden Suburb, NW11
A change to the outside of a Suburb home can need approval from Barnet and, separately, from the Hampstead Garden Suburb Trust; a listed house adds listed building consent. Drawings for each are prepared by our own architects and structural engineers.

Barnet planning and the Trust's consent
Barnet is the local planning authority. Because of the Suburb's Article 4 Direction, the Trust explains, the usual permitted-development rights do not apply here, and external alterations may need planning permission.
Separately, the Trust must consent to every external change under its Scheme of Management, or under a lease where it is the freeholder. That is its own application, apart from planning permission.
Listed building consent and Building Regulations
If the house is listed, freehold or leasehold, internal changes need an application to Barnet for listed building consent. Building Regulations approval is a third, separate check, which GOV.UK says may be needed alongside planning permission.

What the Trust asks to see on drawings
Each application needs the Trust's form, a location plan and two sets of drawings, existing and proposed; the existing set must come from an accurate survey. Where relevant, the drawings show roof and wall materials, window types, where pipes, flues and vents run outside and what they are made of, boundary treatments, changes in ground level, paving, and the positions of trees and hedges.
How we prepare the drawings
Our own architects and structural engineers survey the house and draw the proposal for the Trust, for Barnet and for Building Regulations. The Trust's architectural advisers can comment before an application, though decisions rest with the Trustees.
