The Two-Metre Strip That Transforms a Terrace

Victorian and Edwardian terraces were built with a narrow alley beside the rear closet wing — dead space that collects bins and shade. A side return infill claims that strip and folds it into the kitchen, turning a dark galley into a full-width room without losing any garden. A small footprint holds a dense engineering problem: building against a neighbour’s wall, removing your own flank wall, and re-routing the drainage that almost always runs down that alley.

How We Run Your Project

Five stages, with the boundary and structural questions answered before anything is demolished.

  1. Terrace survey — we measure the alley, trace the drainage and record the condition of the neighbouring wall and boundary.
  2. Design & engineering — the infill drawn around the steel solution and the roof strategy, with the consent route confirmed for your street.
  3. Notices & contract — party wall paperwork served and settled while the itemised price is agreed, so the start date is real.
  4. Structure & envelope — foundations, steel, walls and roof completed and made watertight before the flank wall opening is broken through.
  5. Interior & handover — services, glazing, floor, kitchen connection and decoration, closed out with building control sign-off.

Because the work happens on or beside the boundary, the Party Wall etc. Act 1996 shapes the timetable of nearly every side return: building at the line of junction, cutting into the party wall for steel bearings and excavating near a neighbour’s footings each trigger their own notice, and if an adjoining owner dissents, a surveyor’s award must be in place before that element starts.
