Week 1

Survey, Brief & Design

We measure the existing bathroom, photograph it from every angle, check the plumbing routes (waste positions, water supply, soil stack location) and assess the floor structure for underfloor heating and any stone-bath loading requirements. We discuss your brief — shower vs bath preference, storage needs, aesthetic direction, must-have brands or finishes — and produce a 3D concept design with two to three layout options. Materials are selected from physical samples at our Finchley Road studio.

Days 1–3 on site

Strip-Out & First Fix

Existing bathroom stripped out — old tiles, sanitary ware, plumbing and flooring removed. Walls checked for damp and repaired where needed. New plumbing roughed in to the exact positions specified in the design: hot and cold feeds, waste connections, shower valve position, toilet waste and underfloor heating loops. Electrical first fix for lighting circuits, heated mirror, extractor fan and any shaver sockets. For wet rooms, the tanking membrane is applied and tested before tiling begins.

Tiling & Installation

Our specialist tilers lay the wall and floor tiles — whether that's large-format porcelain, handmade Zellige, marble mosaics or encaustic cement tiles. Tile cuts around valves, niches and corners are precise and consistent. Sanitary ware installed: wall-hung WC with concealed cistern, basin on vanity or wall-mounted, bath (freestanding or built-in) and shower enclosure or wet room screen. Brassware fitted — shower valves, taps, towel rails and accessories.

Final days

Second Fix & Handover

Light fittings, mirrors, glass screens, towel rails, toilet roll holders and all accessories fitted. Silicone sealing around baths, showers and basins. Underfloor heating commissioned and tested. Full clean, snag inspection and client walkthrough. We hand over with all product warranties, care guides (particularly for natural stone) and a 12-month defects liability guarantee.

How much does a bathroom renovation cost?

A cloakroom starts from around £5,000, an en-suite from £8,000, a family bathroom from £12,000 and a luxury master bathroom from £25,000. These are fully inclusive prices covering design, plumbing, electrics, tiling, sanitary ware, brassware, underfloor heating and accessories. The final price depends on the size of the bathroom, the specification of fixtures and the complexity of the tiling. We provide a fixed-price quotation after the design is agreed.

How long does a bathroom renovation take?

Design takes 1–2 weeks. The build phase takes 2–4 weeks on site: a cloakroom or simple en-suite takes 2 weeks, a standard family bathroom 2.5–3 weeks, and a larger luxury bathroom or wet room 3–4 weeks. Materials (tiles, sanitary ware, brassware) have lead times of 1–4 weeks after ordering, which we overlap with the design phase so everything arrives on time.

Can you move plumbing to a different position?

Yes — repositioning sanitary ware is a core part of most bathroom renovations. We move WCs, basins, baths and showers to optimise the layout. The main constraint is waste drainage: WCs need a connection to the soil stack (or a macerator if one isn't accessible), and showers and baths need adequate fall to the waste pipe. Our plumbers assess all drainage routes during the design phase and confirm what's achievable before we commit to a layout. In Victorian homes where soil stacks are cast iron, we can replace or adapt them as needed.

What is a wet room and do I need one?

A wet room is a bathroom where the entire floor is waterproofed (tanked) and the shower drains directly into the floor via a linear or point drain — there's no shower tray or enclosure. It creates a sleek, minimal aesthetic and is particularly effective in smaller spaces where a traditional shower enclosure would feel cramped. Wet rooms are popular in loft en-suites, basement bathrooms and contemporary refurbishments. They require specialist waterproofing (tanking membrane, gradient screed) but when properly installed they're actually more watertight than a conventional shower tray.

Do you supply sanitary ware and taps?

Yes. We hold trade accounts with all major bathroom manufacturers — Duravit, Villeroy & Boch, Crosswater, Vitra, Hansgrohe, Axor, Aqualisa, Burlington, Bette, Kaldewei and more. Trade pricing is passed directly to you, typically 20–30% below retail. We also source tiles from specialist suppliers including Mandarin Stone, Fired Earth, Ca'Pietra and Domus. Everything is coordinated and delivered to site on the right day — not your problem to manage.

Can I use the rest of the house during the renovation?

Yes — a bathroom renovation is one of the least disruptive home improvement projects. We contain dust within the bathroom using sheeting, protect floors on access routes and keep noise to standard working hours. If the bathroom being renovated is your only one, we can usually maintain WC access until the new one is connected (typically day 2–3), minimising any period without facilities. For homes with multiple bathrooms, there's rarely any inconvenience at all.

Can you add a bathroom where one doesn't exist?

Yes — creating new bathrooms (typically en-suites in bedrooms or bathrooms in loft conversions) is a significant part of our work. The key requirements are access to a soil stack or external waste route for the WC, adequate water supply, and sufficient floor structure to support the additional weight. In loft conversions, we route waste through boxed-in chases or concealed within partition walls. Our plumbers and structural engineers assess the feasibility during the design phase and find solutions for even the most awkward positions.
