Start with the property and the scope

A whole-house refurbishment and work inside one flat raise different questions. Establish which rooms and services are changing, what original features should remain and how materials and waste can move through the property. For a flat, shared entrances and the building manager's requirements need to be understood before the programme is agreed.

A bathroom-only project needs its own assessment of drainage, ventilation and waterproofing. Bespoke joinery should be designed around the measured room, retained details and any services it must accommodate. These smaller commissions can be discussed separately from a wider refurbishment.

Planning and lease checks for your address

Check the property's listing and conservation-area status and the particular work proposed. Conservation-area designation does not make every internal alteration a planning application. Listed-building, planning and building-regulations requirements should be considered separately.

For leasehold property, read the alterations provisions in the lease and agree any required consent with the freeholder or managing agent. The form of consent depends on the lease and work; it should not be assumed from a postcode. Consult Camden's current Article 4 directions and LEASE guidance on alterations.

A practical brief for the first discussion

Bring a room list, photographs of the existing spaces and any drawings or lease requirements you already have. Identify finishes you want to retain, access limitations and whether the home will be occupied.
