What is listed building consent and do I need it?

Listed building consent (LBC) is a separate form of permission required for any works that affect the character of a listed building — both internal and external. This covers structural alterations, removal of features, changes to layout, window replacement, re-roofing and even redecoration in some cases. Unlike planning permission, there is no "permitted development" exemption for listed buildings. Carrying out works without LBC is a criminal offence. We handle the full LBC application process, from heritage statement preparation to conservation officer liaison and negotiation.

How much does heritage restoration cost?

Heritage restoration typically starts from £600 per square metre for sensitive refurbishment work, rising to £1,200–£2,000/sqm for comprehensive restoration involving specialist plasterwork, structural repair, traditional roofing and bespoke joinery. These costs reflect the use of authentic materials (lime, natural stone, handmade bricks, traditional timber) and the specialist labour required. Can I add a modern extension to a listed building?

Yes — many listed building extensions are approved each year, including contemporary designs that deliberately contrast with the historic host building. The key is demonstrating that the extension doesn't harm the significance of the listed building, that it's subordinate in scale, and that the point of junction between old and new is carefully handled. Conservation officers increasingly welcome well-designed modern additions over pastiche reproductions. What's the difference between listing and conservation area status?

Listing protects individual buildings of special interest — any works affecting the building's character require listed building consent. A building can be both listed and within a conservation area, which means both regimes apply. We navigate both regulatory frameworks routinely and can advise on which requirements apply to your specific property.

How long does listed building consent take?

The statutory determination period for LBC applications is 8 weeks, or 13 weeks if Historic England consultation is required (Grade I and II* buildings). In practice, most applications take 8–12 weeks including any requests for additional information. We recommend pre-application discussions with the conservation officer before formal submission — this adds 2–4 weeks upfront but significantly improves the chances of a smooth determination. Our heritage statements are thorough enough that most applications are approved without amendment requests.

Do you use authentic traditional materials?

Absolutely. We use lime putty (not hydraulic lime) for plastering Georgian and Regency buildings, hot-mixed lime mortar for pointing, reclaimed London stock bricks where matching is critical, handmade clay tiles, cast lead sheet from specialist foundries, and FSC-certified softwood and hardwood species matched to original specifications. We never use cement-based products on lime-constructed buildings — it's technically harmful (trapping moisture) as well as historically inappropriate. Our materials are sourced from specialist heritage suppliers with whom we have established relationships.

Can you improve energy efficiency in a listed building?

Yes, though it requires careful specification to avoid damaging historic fabric. We use breathable insulation systems (wood fibre, sheep's wool, cork) on solid walls, secondary glazing behind original windows, draught-proofing of sash windows, and discreet underfloor heating. Modern airtight solutions used in new-build construction are inappropriate for listed buildings — they trap moisture in solid walls and cause long-term decay. Our approach improves thermal comfort significantly while respecting the building's need to breathe.

What happens if we discover unexpected heritage features during work?

It's common in heritage projects to uncover original features hidden by later alterations — fireplaces behind plasterboard, decorative tiles beneath vinyl, structural timbers concealed by modern cladding. When this happens, we stop work in that area, document the discovery, assess its significance and, where appropriate, amend the design to incorporate or conserve it. If the discovery is significant, we may need to apply for a variation to the listed building consent. This is a normal part of heritage work and our fixed-price contracts include a contingency for exactly these situations.
