To be fair to both parties, our guarantees exclude:

Failure to maintain works as recommended (e.g., not redecorating, not clearing gutters)

5. Building Regulations and Certifications
5.1 Building Control Certification
For work requiring Building Regulations approval, we ensure:

5.2 Electrical Certification

6. Your Responsibilities
6.1 Property Insurance
CRITICAL: You MUST Maintain Buildings Insurance
Our Public Liability Insurance covers damage we cause to your property. However,
you must maintain your own buildings insurance
to cover:

Fire, flood, storm, or other perils

Theft or vandalism
-
Pre-existing defects that may be revealed during the works

Full reinstatement value (including the cost of renovation works in progress)
Action Required:

Notify your insurer BEFORE work commences

Inform them of the scope and value of the renovation

Ensure your policy covers "renovations in progress"

Increase your sum insured to include the value of works

Check excess amounts and any exclusions
Failure to notify your insurer may invalidate your policy. We cannot proceed without confirmation that adequate insurance is in place.
6.2 Maintaining Your Guarantee
To keep your guarantee valid, you must:

Regular maintenance:
Follow care instructions provided for materials and products

Prompt reporting:
Notify us of any defects within a reasonable time (not after 12 months)

No unauthorised repairs:
Do not attempt repairs yourself or engage other contractors without consulting us first

Proper use:
Use the works for their intended purpose (e.g., don't use a domestic bathroom as a commercial facility)

Seasonal maintenance:
Clear gutters, maintain seals, ventilate wet areas, etc.

Keep records:
Retain all documentation, invoices, warranties, and certificates
