How much do architectural services cost?

Our architectural fees typically range from 8% to 12% of the total build cost, depending on the complexity and scope of the project. For a standard rear extension, you might expect design fees of £4,000–£8,000 including planning drawings, building regulations and structural coordination. For larger projects such as basement conversions or full refurbishments, fees are higher but always quoted as a fixed price before work begins. We provide a detailed fee breakdown at the initial consultation so there are no surprises.

Do I need planning permission for my project?

It depends on the scale of the work and your property's planning context. Many single-storey rear extensions fall within permitted development rights and don't require a formal planning application, though a lawful development certificate is recommended. However, properties in conservation areas, Article 4 direction areas or listed buildings will almost always require planning permission and potentially listed building consent. We assess this at your initial consultation and advise on the most efficient route for your specific situation.

How long does the design process take?

For a typical extension or loft conversion, the design phase from initial consultation to planning submission takes 6–10 weeks. The planning authority then has 8 weeks (or 13 weeks for major applications) to determine the application. Building regulations drawings and construction detailing follow in parallel, taking an additional 3–4 weeks. In total, expect 4–6 months from first meeting to being ready to start on site. We can accelerate this timeline for permitted development projects or where pre-application advice has been obtained.

What's the difference between an architect and a design-and-build firm?

A standalone architect designs your project but you then need to find a separate builder to construct it — often requiring the design to be re-interpreted or value-engineered to fit a budget. With our design-and-build approach, the architect and construction team are in the same company. This means designs are buildable and costed from day one, there's no information gap between design and construction, and you have a single contract and a single point of accountability for the entire project.

Can you work in conservation areas and on listed buildings?

Yes — a significant proportion of our work is in conservation areas and on listed properties. We prepare heritage impact assessments, design and access statements and listed building consent applications as standard. Our architects understand the expectations of conservation officers across Camden, Islington, Westminster and other London boroughs, and we have a strong track record of securing approvals for ambitious designs within sensitive heritage contexts.

Do you only design projects you also build?

We can provide architecture and design as a standalone service — producing planning drawings, building regulations packages and tender documents that you take to any contractor. However, most clients choose our full design-and-build service because it offers a single contract, tighter cost control and seamless coordination between design intent and construction delivery. We're happy to discuss both options at your consultation.
