The Threshold of Scrutiny
Modifying your entrance must preserve the established building line and street rhythm:
- The PD Dimensions: A new porch is only permitted under PD if its ground area (measured externally) does not exceed 3 square meters, its height does not exceed 3 meters, and no part of it sits within 2 meters of the boundary with the highway. For many homes with extremely shallow front gardens (e.g., in Colliers Wood), the 2-meter rule instantly invalidates PD rights.
- Matching Materials: Whether applying under PD or Full Planning, the materials must strictly match or complement the existing house. Proposing a heavy, modern render-and-aluminum porch on a red-brick Edwardian facade will be refused for failing to "integrate sympathetically."
- The Loss of the Original Doorway: In Conservation Areas, or on properties deemed of "townscape merit," original recessed entrance arches or ornate Victorian timber canopies are fiercely protected. Stuffer-filling an original recessed open porch with cheap UPVC panels and a new outer door destroys the depth of the facade and is a guaranteed refusal.
