Trees and Root Protection in Lambeth

The 'RPA' Dominance

The Root Protection Area (RPA) is a mathematically defined exclusion zone around a tree, and it is theoretically untouchable:

• Tree Preservation Orders (TPOs): If a tree carries a TPO, or if it sits within any of Lambeth's Conservation Areas, it is a protected asset. Cutting roots, lopping branches, or felling the tree without explicit council consent is a criminal offense carrying unlimited fines. Your planning application must explicitly detail how the tree will be preserved.
• The Arboricultural Impact Assessment (AIA): If your proposed rear extension or basement excavation intersects the RPA of an important tree (even if that tree sits in your neighbor's garden or on the public pavement), Lambeth validation requires a full AIA from a chartered arboriculturist. If the report concludes your foundations will sever major anchor roots, the planning application will be flatly refused.
• Structural Workarounds: To build within an RPA, standard trench foundations are strictly prohibited. Planners will force you to adopt vastly more expensive engineering solutions, such as mini-piled foundations supporting suspended concrete slabs, intentionally leaving a gap above the soil to allow the roots to survive and breathe.
