1. The Silent Menace of Part E

Whether you are merging flats, splitting them, or just executing a Full Refurbishment on an existing upper maisonette in the London Borough of Hammersmith & Fulham (LBHF), you will collide with Building Control Part E (Resistance to the Passage of Sound).

2. Pre-Completion Testing (PCT)

You cannot simply place some acoustic foam under the floorboards and declare success. LBHF enforces mandatory, independent Pre-Completion Acoustic Testing. A certified acoustic engineer sets up massive omnidirectional speakers in the upper flat, blasts white noise at 100 decibels, and measures the transmission through the floor assembly into the flat below.

If you fail this test by a single decibel, Building Control will refuse to sign off the project. You will be legally forced to rip up the newly finished, £30,000 oak parquet flooring and entirely re-engineer the subfloor. Hampstead Renovations guarantees "first-time passes" by dramatically over-engineering the acoustic sub-layers.

3. The Listed Building Deadlock

Passing Part E in a modern concrete block is easy. Passing Part E in a Listed Building with 18th-century timber joists is a nightmare. Inserting heavy, dense acoustic mass between the floors frequently requires removing historic lath-and-plaster ceilings (vetoed by the Conservation Officer) or raising the upper floor level (ruining the proportions of historic skirting boards).

Our Architecture team resolves this by engineering entirely independent "floating floors." This involves laying a completely unattached secondary timber floor structure resting on specialized neoprene rubber acoustic cradles. The new floor physically never touches the original joists, completely decoupling the vibration pathway without destroying the heritage fabric.

How We Can Help

If you are considering a major refurbishment, extension or basement in Hammersmith & Fulham, our in-house architectural and construction teams are highly experienced with the specific constraints and policies of LBHF. Do not leave your planning application to chance—our Planning & Permissions and Architecture services are explicitly designed to handle strict London authorities from initial conceptual design through to final, legal consent.

Once permission is secured, our Refurbishment & Interiors division carefully manages the execution, guaranteeing the design integrity is maintained throughout the build phase.
