If you reside in a Conservation Area, demolishing your Victorian front wall to create an open driveway is treated as an architectural crime.
2. The Reinstatement Mandate
During a Full Refurbishment, if the property previously suffered a badly built 1970s blockwork front wall, the Conservation Officer will use your new planning application to mandate a high-quality reinstatement. You will be forced to rebuild the wall using reclaimed London stock bricks, capped with precise, painted natural stone (usually Portland or York stone) copings.
3. Cast Iron Railings and Finials
If the street originally possessed cast iron railings atop the dwarf walls, LBHF will insist that any new boundaries reflect this heritage. Our Architecture team cannot specify cheap, hollow, modern welded steel railings. We must commission bespoke, solid cast-iron railings featuring historically accurate finials (often specific to the exact era and street, such as spearhead or urn designs).
4. The Lightwell Grille Compromise
When excavating a basement involving a front lightwell, the historical integrity of the front garden must be maintained. The Planning Directorate generally demands that the new lightwell is visually protected by a heavy, flush-fitting cast-iron grille set flush with the paving, rather than raising a modern glass balustrade that would break the historic sightlines of the house.
5. Bin Storage Enclosures (The Necessary Evil)
Modern properties require vast amounts of wheelie bins (refuse, recycling, food waste). Placing these plastic bins glaringly in a historical front garden is fiercely opposed by LBHF planners. We must design bespoke, highly discreet timber enclosures (often painted to match the front door or railings) to physically hide the refuse from the public highway, explicitly proving this visual mitigation in our application drawings.
