1. The Visual Intrusion of Iron

Converting a property in the London Borough of Hammersmith & Fulham (LBHF) into flats or an HMO often necessitates external steel fire escapes to satisfy Building Control Part B. However, placing a massive black iron staircase on the exterior of a building triggers immediate conflict with the Conservation Officer.

2. Front Elevation Ban

External staircases on the primary front facade are universally banned across LBHF. If a secondary means of escape is required from an upper floor, it must invariably be routed through the rear of the property.

3. Overlooking and Privacy Loss

Placing an external staircase at the rear creates a new, severe planning issue: "Overlooking." The neighbors will immediately object, arguing that residents walking down the external staircase can peer directly into their private rear gardens.

Our Architecture team mitigates this by wrapping the external steel staircases in opaque structural glass or angled louvers. This allows light to pass through but physically prevents the user from looking horizontally into the neighboring garden.

4. Heritage Resistance

If the property is a Listed Building, an external staircase is almost impossible to secure. The council views the physical bolting of heavy steel tangs into historic brickwork as an unacceptable desecration of the historic envelope. In these cases, we must engineer highly expensive integrated internal sprinkler systems to negate the need for the external escape route entirely.
