1. The Logistics Prerequisite

Before you can break ground on a massive Full Refurbishment or Basement dig, you must submit and discharge a highly detailed Construction Traffic Management Plan (CTMP) with the Highways department.

2. Routing the Muck-Away Lorries

Our Planning Directorate must map the exact, mandatory GPS route that massive 32-ton muck-away lorries must take from the primary London arterial roads (like the A4) down to the specific residential site. We cannot direct heavy goods vehicles (HGVs) past local primary schools during drop-off hours or down narrow, historic side streets incapable of handling their turning circles.

3. The Waiting Zone Problem

HGVs cannot queue or idle on a residential LBHF street waiting for the site to open. The CTMP must specify remote "holding areas" where lorries wait until "called in" via radio by our dedicated site banksman. This ensures only one lorry is physically present on the street at any given moment.

4. Suspending Parking Bays

To safely position a crane, a massive concrete pump, or a grab-lorry, you must formally suspend the public parking bays outside the property. This is incredibly expensive in LBHF and frequently enrages neighbors who are displaced from their usual parking spots. The CTMP must detail precisely how many bays are required and for how long.

5. The Enforcement Danger

A CTMP is not a polite suggestion; it is a binding legal contract attached to your planning permission. If local neighbors film your subcontractor parking an HGV illegally, or operating a noisy concrete mixer before 8:00 AM, they report it to Planning Enforcement. Multiple breaches will result in a "Stop Notice," instantly freezing the entire multi-million-pound build and costing the client vast sums in standing time.
