Project Brief

The client owned this ground-floor studio flat as a buy-to-let investment. It had last been renovated in the early 2000s and was showing its age — worn laminate flooring, an outdated galley kitchen, a basic bathroom, and no integrated storage. The flat was let but was underperforming its potential rental yield. The brief was to undertake a complete renovation within six weeks to minimise void period and achieve a meaningful uplift in rental income.

The Challenge of Small Space Design

Works Carried Out

• Complete strip-out including kitchen, bathroom, and all flooring
• Partial replastering and full skim coat to all walls and ceilings
• New kitchen: handleless units, quartz worktop, integrated oven, hob, fridge-freezer, and dishwasher
• New bathroom: walk-in shower with glass screen, back-to-wall WC, floating vanity unit, underfloor heating mat
• Bespoke Murphy bed unit with integrated wardrobes and shelving (manufactured and installed by our joinery team)
• Engineered oak flooring throughout with acoustic underlay
• Full redecoration including feature wall in principal living area
• Rewire to Part P and new consumer unit

Outcome

The flat was re-let within four days of completion, at a rental figure 28% higher than the previous tenancy. The transformation was remarked upon by the letting agent as one of the most effective small-space renovations they had seen in the N4 area. The project was completed to programme, and the client is now rolling out a similar approach to two further flats in the same block.
